The real estate market experienced an awakening in 2024, a year in which CABA listing prices rose again , after five years in which values remained declining, and in which purchase and sale transactions multiplied, as it closed with almost 55,000 deeds in the city of Buenos Aires, 37% more than the previous year .
Today, this resurgence is consolidating and some neighborhoods are the main exponents of this , since, although in the last 12 months (May 2024 to May 2025) the publication prices of the apartments rose on average 9.9%, according to Mercado Libre, there are neighborhoods in the city of Buenos Aires where these increases reach almost 15%.
One of them is Villa Urquiza, an area where listing prices grew by 14.7% last year. The other two areas rounding out the list are Villa Devoto , where the year-over-year increase was 11.4%, and Belgrano , where property prices increased by 10.9%.

In the case of the last two neighborhoods, these are areas that currently have a lot of construction. In this sense, some brokers believe the sharp increase in these areas may be due to the fact that these areas are home to a large number of new construction projects. Thus, with the rising cost of construction in dollars, which has accumulated a 126% increase since October 2023, values may have been pushed up by this phenomenon.
It's worth adding that the three neighborhoods included in the ranking are in high demand , as they are places that now have a "life of their own": they are equipped with gastronomic and commercial centers, which provide culinary and entertainment options to the residents of the area, without having to go to Palermo to find it.
Furthermore, they are neighbors to other sought-after locations, as Belgrano is close to Núñez and Palermo, Villa Urquiza is located next to Belgrano, and Devoto stands out for its access and proximity to connecting roads with other areas.
Pilar was the AMBA municipality that registered the largest year-on-year increase in house prices.
If we analyze the average increase in each area, according to typology, it is possible to see that in Buenos Aires, housing prices increased by 1.3%, while apartment prices increased by 9.9%.
In the northern region, house prices fell by 0.6% . Apartment prices , meanwhile, grew by 4.8% in that area.
Thus, apartments cost US$2,565 per square meter in Buenos Aires City and US$2,125 in the northern zone. If we break down neighborhood by neighborhood, in Buenos Aires City, Puerto Madero tops the list of the most expensive neighborhoods, with an average square meter of US$5,904; Palermo and Belgrano are also among the most expensive, with a square meter at US$3,442 and US$3,201, respectively. In the northern zone, Vicente López is another of the most expensive municipalities, with a square meter at US$2,823; San Isidro, at US$2,582, and Tigre, at US$2,555, are also at the top of the list.
