The average year-over-year growth rate for apartments in the AMBA region in May 2025 was +9.2%, while that for houses was -0.6% . However, when looking at each area, there are differences across the different zones.
According to a Mercado Libre report, the Buenos Aires City neighborhood where apartment prices increased the most was Villa Urquiza , with a 14.7% increase. Devoto came in second , with an 11.4% increase, and Belgrano was third, with a 10.9% increase.
According to the data collected in the report, the median price per square meter in dollars for apartments increased 9.2% year-on-year , with increases in all areas: CABA (+1.3% for houses, 9.9% for apartments), GBA Norte (-0.6% for houses and +4.8% for apartments), GBA Oeste (+0.4% for houses and +3.4% for apartments) and GBA Sur (-1.7% for houses and +3.4% for apartments).
Pilar was the AMBA municipality with the largest year-over-year increase in housing: +9.1% . Regarding apartments, Ituzaingó stood out above the rest , with a year-over-year increase of + 14.2% .
In GBA North, Olivos, Martínez, and Florida lead the ranking, while La Plata, Canning, and Lanús Oeste top the ranking in GBA South. Ramos Mejía, Morón, and Haedo are the most popular in GBA West.
