The city of Buenos Aires continues to be the least accessible, according to a recent survey by Zonaprop on the real estate market of different cities in the country.

Although 2026 has just begun, to anticipate the direction of the real estate market during this year it is key to analyze the performance of the previous year: the evolution of property prices, the most demanded types and the condition of the units .
Diego Cazes, director of LJ Ramos, gives the past year a 6.5 out of 10 and acknowledges that the ideal pace still seems far off. For Federico González Rouco, an economist at the consulting firm Empiria, 2025 was necessary to reorganize the new cost structure and consolidate financing.
In numbers, in the City of Buenos Aires, the price per square meter increased by 5.56% year-on-year, rising from US$2,321 in November 2024 to US$2,450 in November 2025. Although these values position Buenos Aires as the most expensive city to buy in, it does not lead the ranking of price increases, according to Zonaprop's balance sheet up to November 2025.

Rosario leads the ranking of increases, with a year-on-year rise of 14.10% : in 2024 its value was US$1538/m2 and in 2025 it was US$1755/m2.
Córdoba ranks among the cities where property prices have increased the most: the price per square meter rose from US$1,284 to US$1,443 , representing a 12.40% year-on-year increase . Despite this rise, it remains the most affordable market among the cities surveyed: buying an apartment is 70% cheaper than in Buenos Aires.

In Greater Buenos Aires, stark contrasts are also evident. In the northern part of Buenos Aires province , the price per square meter increased by 6.6%, from US$2,223/m² to US$2,369/m² . In contrast, in the south-west, the increase was 2.10%, rising from US$1,605/m² to US$1,638/m². By comparison, the former is 11.4% more expensive and registered a 4.5% higher year-on-year increase.
Next is the Autonomous City of Buenos Aires, with a gap of around US$50,000 : a one-bedroom apartment is priced at US$129,505, and a two-bedroom apartment at US$178,855.

Rosario shows a similar difference of US$48,767 , although with values approximately 25% lower: US$87,159 for a one-bedroom apartment and US$135,926 for a two-bedroom apartment.
In the west-south area of Greater Buenos Aires, the gap is US$34,547 : one-bedroom apartments average US$82,863 and two-bedroom apartments average US$117,410.
Finally, Córdoba, which also has the lowest prices, has the smallest price difference between apartment types : US$24,607, less than half the gap observed in Greater Buenos Aires North. The price of a one-bedroom apartment in this city is US$78,146, and a two-bedroom apartment, US$102,753.
“Nationwide, all the cities surveyed are showing positive performance in the real estate market . After years of declining prices, there is a steady recovery in the sector, driven largely by mortgage loans,” said Leandro Molina, country manager of Zonaprop.
This increase positioned off-plan apartments as the most expensive in the sector, while newly built apartments ranked second in price (US$2,906/m²) . “The historical trend has reversed, and the price of a newly built property is now lower than that of an off-plan apartment,” explains Molina of Zonaprop. He details that the price difference between new and off-plan apartments is 5%, in favor of the completed unit. In November 2023, this gap was 4%, with completed units being the most expensive. Meanwhile, the price of used apartments is US$2,210, which is 28.38% less than an off-plan unit and 24% less than a used one .
Apartments under construction are the most expensive in the sector
In the other locations analyzed, a similar trend is observed: off-plan units are the most expensive, followed by new construction units, and finally, used units. However, in Rosario, something curious happens: the difference between the price of new construction units and off-plan units is almost negligible , only one dollar: the price of new construction units is US$1928/m², and the price of off-plan units is US$1929/m².
