A recent report offers a new perspective on how purchase values are evolving in the city of Buenos Aires.

In December, the last month surveyed by Mercado Libre and Universidad de San Andrés (UDESA), the prices of properties listed for sale showed little change compared to November . In other words, the price per square meter remained unchanged or with very slight variations, confirming a stable end to the year after several months of moderate adjustments.
Thus, the data collected shows that the average price per square meter of apartments in the City increased by 0.4% month-on-month, reaching US$2,609/m². Comparing the variation from December 2025 to December 2024, apartments in the City of Buenos Aires increased by 5.2%.
As for the type of property, the values are as follows: a studio apartment of 40 m² in CABA was located in December 2025 at US$2522/m² , on average; a one-bedroom apartment of 50 m², at US$2750/m² ; a two-bedroom apartment of 70 m², at US$2660/m²; and a three-bedroom apartment at US$2661/m².

Those that increased the most
In this sense, the three neighborhoods that showed the greatest increase in apartments listed for sale in the last month of 2025, when compared to the previous month, are:- Retiro: With a 2% increase, it currently has a value of US$2360/m²
- Saavedra: increased by 1.4%, with an average price of US$2749/m²
- Agronomia: rose 1.1%, to 2270/m²
Those who went down
Conversely, some neighborhoods saw a decrease in their average property values. These are:- Recoleta: fell 3.7% and has a market value of US$2727/m²
- Villa Ortuzar: decreased by 0.6%, with an average price of US$2545/m²
- Devoto: also showed a price decrease, with 0.5% and stands at US$2731/m² on average
