There are neighborhoods in Buenos Aires that have recorded significant drops in the value of their properties per square meter.

In a context where apartment prices in the City of Buenos Aires experienced a slight average increase of 0.7% in June —the latest available data— some neighborhoods bucked the general trend and posted significant declines . This is revealed in the latest joint report by Mercado Libre and the University of San Andrés (UDESA), which analyzes the monthly evolution of the Buenos Aires real estate market.
This increase is complemented by an 8.4% year-over-year increase in the average sales price, which stood at US$2,567 per square meter last June.
Among the neighborhoods with the greatest decline in prices for listed apartments, Villa Urquiza stands out, with a 2.4% drop compared to the previous month. It is followed by Colegiales , with a 0.7% drop , Palermo, with a 0.3% decrease , and, to a lesser extent, Villa Ortúzar , where prices fell 0.1% .
These falls contrast with the increase observed in areas such as Caballito (3.7%), Agronomía (2%), and Villa Crespo , Saavedra and Chacarita , which each registered increases of 0.6%.

As for prices, studio apartments were quoted at US$2,710/m² , one-bedroom apartments at US$2,621/m² , two-bedroom apartments at US$2,462/m² , and three-bedroom apartments at US$2,596/m² .
The report also analyzes price trends in the housing segment, where the outlook is different. Unlike apartments, house prices showed no average changes compared to May . However, at the neighborhood level, significant movements were observed, especially downward.
In this case, the average sales value per square meter fell by just 1.1% year-on-year.
Versalles led the declines with a 4.5% drop , followed by Flores (3.1%), Palermo (1.2%), Barracas (1.1%), Floresta (0.8%), and Villa del Parque (0.8%). This trend could be related to lower demand for larger properties or the need for adjustments in areas where values were above average.
On the opposite side, houses in Villa Urquiza increased by 5.4% , Núñez by 4.2% , Caballito by 2.3% , Mataderos by 2% and Devoto by 1.8% .
Based on the decreases recorded compared to the same month last year, the neighborhoods with the lowest increases differ from the monthly situation. In this case, the areas with the lowest increases in apartment prices per square meter are as follows:
On the other hand, there are: Villa Ortúzar ( 10.8%), Agronomía ( 10.5%) and Villa Urquiza (9.6%).
