The price of a house per square meter stands at US$1,828. In August, houses registered a 0.7% increase, while in 2025 they will accumulate a 6% increase, higher than the increase for apartments (5.4%).



According to a survey conducted by the classifieds site Zonaprop, a two-bedroom home has an average price of US$298,993, while a three-bedroom home costs US$493,081.

Palermo continues to lead the list of Buenos Aires neighborhoods with the most expensive homes to buy, with an average price of US$3,527 per square meter . Belgrano (US$2,937 per square meter) and Recoleta (US$2,500 per square meter) round out the list of most expensive neighborhoods.



In contrast, Villa Soldati is the most affordable neighborhood, with an average price of US$713 per square meter. Nueva Pompeya and La Boca follow, with average prices of US$763 per square meter and US$788 per square meter, respectively.







How much does it cost to buy an apartment in the City?

The square meter of apartments in the City of Buenos Aires continues to rise: in August, they increased by 0.4% to US$2,450. In 2025, values in this segment increased by 5.4%, while in the last twelve months, they increased by 6.5%.



A studio apartment costs US$107,530 , while a one-bedroom apartment costs US$129,621 and a two-bedroom apartment costs US$178,698.

Puerto Madero (US$6,138 per m2), Palermo (US$3,426 per m2), and Núñez (US$3,312 per m2) continue to top the list of neighborhoods with the most expensive offers in Buenos Aires. On the other hand, Lugano is the neighborhood with the lowest purchase price, at US$1,057 per m2. It is followed by Nueva Pompeya (US$1,440 per m2) and La Boca (US$1,578 per m2).







How much does it cost to rent a three-room apartment?

The average price of an apartment increased by 2.1% in August. In 2025, the increase in rental values was 24%, above inflation (19.2%). Over the last twelve months, the increase in this segment was 40.4%, above inflation (33.3%) but below the adjusted ICL (51.5%).

A studio apartment costs $583,215 per month, while a one-bedroom apartment in the city rents for $682,377 per month, and a two-bedroom apartment for $915,882 per month.

Puerto Madero leads the ranking of the most expensive neighborhoods, with rents at $1,201,649 pesos per month. It is followed by Palermo ($753,093 pesos per month) and Núñez ($745,656 pesos per month). Lugano, on the other hand, is the most affordable neighborhood, with an average monthly rent of $512,510 pesos. Parque Patricios ($594,749 pesos per month) and Floresta ($600,675 pesos per month) complete the ranking.







Which neighborhoods are the best options for investment?

The rent-to-price ratio fell in August and stands at 5.17% annually. It currently takes 19.3 years of renting to recover the initial investment, 17.1% less than what was required a year ago.



Lugano, Nueva Pompeya, and Parque Avellaneda continue to be the best neighborhoods for investors seeking rental income. In these neighborhoods, profitability is much higher than in other neighborhoods, with gross returns of 8.9%, 8.6%, and 7.5%, respectively. In contrast, Puerto Madero is the neighborhood with the lowest profitability, just 3.6%. It is followed by Palermo (4%) and Núñez (4.1%).
