In November, the last month surveyed, property values for sale showed little movement compared to October . In other words, the price per square meter remained unchanged or with very slight variations, confirming a stable end to the year after several months of moderate adjustments.
Thus, according to the latest Zonaprop report, the price per square meter of an average two-room apartment in the City is US$2467. In 2025, the values of this segment increased by 5.6%.
As for the type of property, the prices are as follows: a 40 m² studio apartment in CABA is priced at US$107,493 on average; a 50 m² one-bedroom apartment at US$129,505 ; and a 70 m² two-bedroom apartment at US$178,855.

The situation for houses is similar to that of apartments. The average price in Buenos Aires also remained stable in November (the last month surveyed) at US$1,825/m² . In this case, the average value of a two-bedroom, 170 m² property is US$299,894, while a three-bedroom, 260 m² property reaches US$490,472.
In 2025, the price of houses accumulated a 5.9% increase, exceeding the increase for apartments (5.6%). Meanwhile, over the last 12 months, the price has risen by 6.2%. Large houses (four or more bedrooms) have seen the greatest year-on-year price increase.
