Property prices continue to rise, and the city of Buenos Aires is the main protagonist of this real estate market readjustment. According to a private report, the average price in the city rose 0.5% in July compared to the previous month, reaching US$2,440/ , a level similar to that of July 2021.





The survey, conducted by the real estate platform Zonaprop , reports that so far in 2025, the cumulative increase has been 5% . Meanwhile, in the last 12 months, the increase was 6.7%, revealing that apartments in the construction phase have seen the greatest year-over-year price increases.



Furthermore, the average price in Buenos Aires City is currently 13.5% above the low reached in June 2023. Meanwhile, for homes , the average price rose 1.1% month-on-month in July , reaching US$1,815/m² . In the year-on-year comparison, the increase was 6.1%.





In concrete numbers, a studio apartment costs US$106,978 - US$2,547/m² -, while a one-bedroom apartment costs US$128,988 - US$2,457/m² - and a two-room apartment costs US$178,155 - US$2,424/m²-.





The neighborhoods that grew the most​

When comparing neighborhoods, the largest increases in the last year were seen in Núñez , which increased by 14.7% ; followed by Villa Riachuelo , which increased by 13.3% ; and Mataderos , where properties increased by 12.4% . In these cases, the current average prices are around US$3,284/m² (one of the neighborhoods with the highest values), US$1,622/m², and US$1,986/m², respectively.

On the other hand, two neighborhoods saw a decline in the average square meter of their apartments for sale. These were Versalles and Parque Avellaneda , where average prices fell by 1.6% and 1.9%, respectively .

It's worth noting that 96% of the city's neighborhoods recorded year-over-year increases. The map shows in color that the neighborhoods in the northwest and some in the southwest had the greatest increases.

The most expensive neighborhoods to buy​

Focusing the analysis on prices, the most expensive neighborhoods are: Puerto Madero (US$6,124/m²) remains first in the ranking of the most expensive neighborhoods for the acquisition of apartments , followed by Palermo (US$3,416/m²) and Núñez (US$3,284/m²) completing the podium.



On the other hand, Lugano is the neighborhood with the lowest purchase price, at US$1,070/m². It is followed by Nueva Pompeya (US$1,437/m²) and Parque Avellaneda (US$1,564/m²).





House prices​

If the price analysis is extended to homes , they rose 1.1% in July, although they have accumulated an increase of 5.3% so far in 2025 and 6.1% in the last 12 months.



The average square meter is US$1,815. Thus, a 170 m² house with two bedrooms averages US$297,761. A larger house, with 260 m² and three bedrooms, averages US$488,509.



If the analysis focuses on neighborhoods, Palermo has the most expensive housing stock, with an average square meter of US$3,499. It is followed by Belgrano (US$2,951/m²) and Recoleta (US$2,446/m²). On the other hand, Villa Soldati (US$699/m²), Nueva Pompeya (US$757/m²), and La Boca (US$820/m²) have the most affordable housing stock in the city.
