Although the average price per square meter rose in February, some neighborhoods registered declines in their values.

The beginning of 2026 marked a new stage in the real estate market . After accumulated increases during 2024 and 2025, sales prices remained more stable between November and January.

However, in February the average price per square meter in the City rose by 0.2%, reaching US$2455/m², according to the latest Zonaprop index.

In this context, the average value of a studio apartment in CABA is US$108,000 , a two-room apartment reaches US$129,000 and a three-room apartment is located at US$178,000.



Which neighborhoods saw the biggest decrease?​

Despite the rise in the average price per square meter, some neighborhoods in Buenos Aires saw a decrease in prices. Parque Patricios, which had a value of US$1759 in January, fell to US$1738 in February; Santa Rita dropped from US$2123 to US$2106, and Parque Avellaneda from US$1600 to US$1589.

The three neighborhoods mentioned led the month-over-month declines, although they were not the only ones. The ranking is completed by:



  • Parque Patricios: -1.21%
  • Santa Rita: -0.80%
  • Parque Avellaneda : -0.67%
  • San Telmo: -0.60%
  • Mataderos: -$0.51
  • Constitucion: -0.49%
  • Liniers: -0.47%
  • Colegiales: -0.35%
  • Nueva Pompeya -0.35%
  • Parque Chas : -0.32%


In total, 18 neighborhoods appeared on the list of monthly declines. Puerto Madero , the area with the highest property values in the city at US$6,152/m², also experienced a drop, in this case of 0.7% .

On the other hand, year-on-year declines were also recorded , although the list is considerably shorter. Only five neighborhoods show decreases in the annual comparison:



  • Constitucion: -2.80%
  • San Nicolás: -2.61%
  • La Boca: -1.56%
  • Parque Patricios: -0.85%
  • Retiro: -0.35%.


One important point to note is that Constitución and Parque Patricios are the only neighborhoods that registered both monthly and year-over-year decreases , indicating a downward trend in their property values. Currently, the average price per square meter in Parque Patricios is US$1,738/m², and in Constitución, it is US$1,814/m².



And those that rose the most?​

Conversely, there are also neighborhoods that registered monthly increases. According to the platform, the ones that increased the most were:



  • Agronomia: 1.96%
  • Montserrat: 1.51%
  • Floresta: 1.49%
  • Versalles: 1.33%
  • San Cristóbal: 0.77%


The cheapest and most expensive neighborhoods​

When analyzing the price per square meter in each neighborhood, the data shows that:



  • Puerto Madero continues to lead the ranking with US$6157/m² , the highest value in the City
  • Núñez follows with US$3407/m²
  • And Palermo follows with US$3387/m²

These last two neighborhoods combine sustained demand, good connectivity and strong real estate development.

At the other end of the spectrum, among the most affordable neighborhoods are:



  • Lugano is the cheapest neighborhood to buy an apartment, with an average price of US$1097/m² .
  • Next are Nueva Pompeya (US$1484/m²) and La Boca (US$1552/m²), areas where values remain well below the Buenos Aires average.




Increases by property type​

If the market is analyzed according to the type of property, brand new apartments went from US$2924 in January to US$2932 in February , representing an increase of 0.31%.

In the case of units under construction, the value fell from US$3139 to US$3119/m2 , a decrease of approximately -0.64%.

Meanwhile, used apartments went from US$2208 to US$2215 , which implies an increase of around 0.32%.

I can't believe Puerto Madero prices keep going up. Never understood that. Sure the buildings are newer but that area is very sterile.

Probably because it's all newer modern buildings. I like going over for a stroll or a meal but it's not convenient in that area. Hardly any grocery stores. Most of my friends live in Palermo or Recoleta so it would be a lot of commuting around in traffic.
