Property prices in the City of Buenos Aires continue to rise, accumulating a 5% increase so far this year. However, some neighborhoods did not see any increases in their values, but rather actually decreased in price.
Indeed, according to a report by the real estate platform Zonaprop , in July the average price in the city rose by 0.5% compared to the previous month, and stands at US$2,440/m² , a level similar to that of July 2021.
In concrete numbers, a studio apartment costs US$106,978 (US$2,547/m²) , while a one-bedroom apartment costs US$128,988 (US$2,457/m²) and a two-bedroom apartment costs US$178,155 (US$2,424/m²).

If the price analysis is extended to homes , they rose 1.1% in July, although they have accumulated a 5.3% increase so far in 2025 and a 6.1% increase in the last 12 months. The average square meter is US$1,815. Thus, a 170 m² house with two bedrooms averages US$297,761. A larger house, with 260 m² and three bedrooms, costs around US$488,509.
In the case of apartments, there are two neighborhoods where a decrease in the average square meter of their apartments for sale was observed. These are: Versalles and Parque Avellaneda , where average prices fell by 1.6% and 1.9%, respectively .
Regarding the housing analysis, 14 neighborhoods saw price decreases. This is the case in Paternal, with a 4.81% year-over-year drop in prices; Balvanera (-6.18%), Parque Chacabuco (-5.64%), San Nicolás (-7.29%), Villa General Mitre (-6.31%), Floresta (-0.79%), Liniers (-1.14%), Versalles (-1.46%), Villa Luro (-5.49%), Villa Real (-6.13%), Lugano (-2.28%), Barracas (-1.77%), Boedo (-6.37%), and La Boca (-1.04%).

On the other hand, among the neighborhoods that saw increases in listing prices, the largest increase in the last year was in Núñez, with a 14.7% year-over-year increase. This was followed by Villa Riachuelo , which increased by 13.3% ; and Mataderos , a neighborhood where properties saw a 12.4% increase . In these cases, the current average prices are around US$3,284/m² (one of the neighborhoods with the highest values), US$1,622/m², and US$1,986/m², respectively.
On the other hand, Lugano is the neighborhood with the lowest purchase price, with an average price of US$1,070/m². It is followed by Nueva Pompeya (US$1,437/m²) and Parque Avellaneda (US$1,564/m²).
