Property prices fell in October for the first time this year

For the first time this year, the value of listed properties decreased. In October, the last month surveyed, the average price of apartments fell by 0.1% compared to September. Although not a significant drop, it is enough to indicate a cooling in the real estate market .



Thus, according to the latest Zonaprop report, the price per square meter of an average one-bedroom apartment in the City is US$2449. In 2025, the values of this segment increased by 5.5%.



As for the type of property, the prices are as follows: a 40 m² studio apartment in CABA is priced at US$107,493 on average; a 50 m² one-bedroom apartment at US$129,366 ; and a 70 m² two-bedroom apartment at US$178,937.





However, it's important to note that these figures represent an average across all neighborhoods in the city. Some areas saw significantly higher increases than others; 89% of neighborhoods registered a year-on-year increase , with those in the northwest and southwest of the city experiencing the greatest rise.





The neighborhoods that increased the most​

In this sense, the three neighborhoods that showed the greatest increase in apartments listed for sale in the last month, when compared to the previous year, are:



  • Núñez: With a 13.3% increase. It currently has a value of US$3360/m²
  • Villa Pueyrredón: increased by 11.4%, with an average price of US$2272/m²
  • Saavedra: increased by 10.8%. With a price of US$2719/m²


Conversely, some neighborhoods saw a decrease in their average property values. These are:



  • Parque Chacabuco: decreased by 0.9% and has a market value of US$2170/m²
  • Parque Patricios: decreased by 1.6%, with an average price of US$1743/m²
  • Versailles: It also showed a significant price drop, with 2.9% less than the previous year, and stands at an average of US$1732/m²




The most expensive neighborhoods to buy in​



  • Puerto Madero : US$6151/m²
  • Palermo: US$3398/m²
  • Núñez: US$3360/m²


The cheapest to buy​



  • La Boca: US$1551/m²
  • New Pompeii: US$1468/m²
  • Lugano : US$1072/m²


What about the houses?​

The situation for houses is different from that of apartments. The average price in Buenos Aires remained stable in October at US$1,826/m² . In this case, the average value of a three-bedroom, 170 m² property is US$300,138, while a four-bedroom, 260 m² property reaches US$490,266.

In 2025, the price of houses accumulated a 5.9% increase, exceeding the increase for apartments (5.4%). Meanwhile, over the last 12 months, the price has risen by 6.3%. Large houses (four or more bedrooms) have seen the greatest year-on-year price increase.





The neighborhoods that saw the biggest increase in house prices:​



  • Recoleta : rose 24.2%
  • Villa Crespo : with 18.3% more
  • Núñez : grew by 16.5%

  • La Boca : US$722/m²
