Property prices in the city of Buenos Aires have accumulated a 5.5% increase for apartments listed so far this year. However, some neighborhoods did not see any increases in their prices, and actually saw price decreases.



Indeed, according to a report by the real estate platform Zonaprop , in September (the latest survey) the average price in the city , for the first time this year, practically did not increase, and rose only 0.1% , compared to the previous month, and stands at US$2,452/m² .

In concrete numbers, a studio apartment costs US$107,493 (US$2,559/m²) , while a one-bedroom apartment costs US$129,613 (US$2,469/m²) and a two-bedroom apartment costs US$178,984 (US$2,435/m²).





If the price analysis is extended to homes , they fell 1.1% in September, although they have accumulated an increase of 5.9% so far in 2025 and 6.4% in the last 12 months. The average square meter is US$1,826. Thus, a 170 m² house with two bedrooms averages US$299,163. A larger house, with 260 m² and three bedrooms, costs around US$491,742.





The neighborhoods with the lowest prices​

Lugano is the neighborhood with the lowest purchase value, with an average price of US$1,063/m². It is followed by Nueva Pompeya (US$1,465/m²) and La Boca (US$1,566/m²). Other neighborhoods with the lowest market values are:



  • Parque Avellaneda : US$1,603/m²
  • Villa Riachuelo: US$1,624/m²
  • Floresta: US$1668/m²
  • Patricios Park: US$1,736/m²
  • Versalles: US$1,736/m²
  • Balvanera: US$1792/m²
  • Vélez Sarsfield: US$1809/m²
  • San Cristobal: US$1863/m²
  • San Nicolás: US$1870/m²
  • Villa Real: US$1928/m²


On the contrary, the neighborhoods with the highest value per square meter for purchase are: Puerto Madero (US$6,163/m²) continues to lead the podium of the most expensive neighborhoods for the acquisition of apartments , followed by Palermo (US$3,411/m²) and Núñez (US$3,344/m²).



In terms of rentals , the average price of a one-bedroom apartment in the city increased by 2.3% in September, reaching $698,011 per month. However, there are still areas where prices remain below this average:



  • San Cristobal: $666,740
  • Santa Rita: $658,628
  • Liniers: $640,906
  • Floresta: $617,112
  • Parque Patricios : $616,266
  • Lugano: $532,007


At the other end of the spectrum, among the areas with the highest rents are Puerto Madero , with an average monthly rent of $1,177,143; followed by Palermo , with $768,382, and Núñez , where rent is around $765,419.





Which neighborhoods in Buenos Aires have seen their prices drop?​

According to the same report from the real estate platform, 96% of neighborhoods recorded year-over-year increases in September, but there were two neighborhoods that saw price decreases.

In the case of apartments, there are two neighborhoods where a drop in the average value per square meter of their apartments for sale was seen. These are: Versalles and Parque Patricios , where average prices fell by 5.4% and 1.2%, respectively .



Regarding the housing analysis , 17 neighborhoods saw price decreases . This is the case of La Boca , the neighborhood with the greatest decline, with a 6.6% year-over-year drop in prices. Other neighborhoods that saw a drop in prices include:



  • Parque Patricios : -5.8%
  • Villa Luro: -5.09%
  • Boedo: -5.3%
  • San Cristobal: -4.50%
  • Barracas: -4.21%
  • Villa General Mitre: -3.04%
  • Lugano : -3%
  • Coghlan: -2.86%
  • Floresta: -2.05%
  • Villa Real : -1.0%
  • Paternal: -0.92%

Which ones increased the most?​

On the other hand, among the neighborhoods that saw increases in listing prices, the largest increase in apartment prices last year was in Villa Riachuelo, with a 13.6% year-over-year increase. Núñez followed , with a 13.5% increase ; and Villa Pueyrredón , where properties increased by 12.7% .





As for houses, the sectors with the greatest year-on-year increase were: Recoleta (20.3%), Villa Crespo (19.3%), San Telmo (14.6%).
