Property prices stagnated in September for the first time this year.

Properties in Buenos Aires City showed virtually no increase in the last month.





For the first time this year, property values barely increased . In September—the most recent month surveyed—not only did the average square meter value of apartments rise 0.1% compared to August, but the average published price for houses also decreased by 0.1% .



Thus, according to the latest Zonaprop report, the average price per square meter of a two-bedroom apartment in the city is US$2,452. In 2025, values in this segment increased by 5.5%, and sales prices rose by 5.9%, compared to September 2024.



By type, the prices are as follows: a 40 m² studio apartment in Buenos Aires costs US$107,493 on average; a 50 m² one-bedroom apartment costs US$129,613 ; and a 70 m² two-bedroom apartment costs US$178,984.



However, it's worth noting that these numbers represent an average across all neighborhoods in the city. There are areas where the increases were much greater than others; 96% of neighborhoods recorded year-over-year increases , with those in the northwest and southwest of the city experiencing the greatest increase. Below are the areas where property prices increased the most.

The neighborhoods that increased their apartments the most​

In this regard, the three neighborhoods that saw the greatest increase in apartments listed for sale in the last month, compared to the previous year, are:



  • Villa Riachuelo: Up 13.6%. It currently values US$1,624/m².
  • Núñez: increased by 13.5%, with an average price of US$3,344/m²
  • Villa Pueyrredón: up 12.7%. With a square meter price of US$2,280/m²


On the other hand, there are neighborhoods where average property values have barely increased, and one where their value has decreased. These are:



  • La Boca: up 0.03% and has a market value of US$1,566/m²
  • Parque Patricios: decreased by 1.2%, with an average price of US$1,736/m²
  • Versalles: It also showed a significant price drop, with 5.4% less than the previous year, and stands at US$1,760/m² on average.






The most expensive neighborhoods to buy an apartment:



  • Puerto Mader or: US$6136/m²
  • Palermo: US$3,411/m²
  • Núñez: US$3344/m²




The cheapest:



  • La Boca: US$1566/m²
  • New Pompeii: US$1,465/m²
  • Lugano : US$1063/m²




What about the houses?​

The situation for houses is different from that for apartments . In this case, the average value of a two-bedroom, 170 m² property is valued at US$299,163, while a three-bedroom, 260 m² property reaches US$491,142.



In this case, the average price in Buenos Aires City decreased by 0.1% in September and stands at US$1,826/m² . In 2025, it will accumulate a 5.9% increase, exceeding the increase for apartments (5.5%). Meanwhile, in the last 12 months, the price has risen by 6.4%. Large houses (four or more bedrooms) have seen the greatest year-over-year price increases.

The neighborhoods that increased the most in this segment are :



  • Recoleta : increased by 20.3%
  • Villa Crespo : with 19.3% more
  • San Telmo : up 14.6%

  • Nueva Pompeya : US$727/m²
  • Villa Soldati : US$716/m²
