After a year in which construction costs rose sharply, many are wondering how much it costs to build a property today. Indeed, since October 2023 , construction costs have accumulated a 126% increase , something alarming to developers considering that under construction apartments saw the largest year-over-year price increase in August : 11.6%. This result is a consequence of increases of 1.5% in materials , 1.7% in labor , and 1.7% in general expenses .
Now, if we analyze the cost variation in CABA, according to the latest data published by the Institute of Statistics and Census of the Autonomous City of Buenos Aires (IECyBA), the City Construction Cost Index (ICCBA, which measures the monthly variations experienced by the cost of private construction of buildings intended for housing in the Autonomous City of Buenos Aires with respect to the base year: 2012) reached a monthly increase of 1.1% in July 2025, with an accumulated increase of 10.1% in the year and a year-on-year increase of 25.5%.
In July, the last month measured in Buenos Aires, the increase in materials was 0.9%, labor 1.5%, and general expenses 0.6%; this is the last month measured in Buenos Aires.

The most sought-after prices in September
The specialized portal Mi Obra , which combines industry data with technology, surveys average construction prices day by day for the materials most frequently consulted by users.They explain that material prices can vary considerably due to several factors. First, inflation , which in Argentina directly affects production and distribution costs, generating frequent adjustments. Demand is also a factor , as prices tend to rise during peak construction seasons due to increased demand for key materials like cement and bricks. Finally, they mention availability , as the limited supply of certain materials can influence their price, especially during periods of high construction activity.

According to a survey conducted on the Mi Obra portal and Mercado Libre , these are the current prices for the following materials:
- 50 kg bag of cement : between $10,400 and $11,950
- Bag of fine sand 30 kg : $2,600 to $3,000
- 1000 common bricks : between $160,000 and $280,000 (high quality)
- 30 kg bag of lime : between $7,500 and $10,000
- Broken stone per m³ in bag : from $78,000 to $125,000
- Sand per m³ : between $39,732 and $44,000
- Iron rod 8 mm x 12 m : from $10,557 to $11,000
- 10 hollow load-bearing bricks : $14,000
- Standard Durlock 9.5mm plasterboard 1.20x2.40m : from $13,000 to $17,200
- Cement brick block (13x19x39 cm) : between $1,300 and $2,300
