Construction costs in Buenos Aires City continue to rise, driven by increased labor and fluctuations in key inputs.

Amid a rapidly recovering economic environment, the cost of building in the Autonomous City of Buenos Aires continues to rise. According to the latest data published by the Buenos Aires City Statistics and Census Institute (IECyBA), the Construction Cost Index (ICCBA) reached 24,708.7 points in March 2025 —the latest available measurement —representing a monthly increase of 0.7% and a year-over-year increase of 41.1% .





The index is calculated based on four representative housing models and takes into account three major construction cost components: materials , labor, and overhead . Of the three, the component that exerts the greatest pressure on the indicator is labor, which shows a year-over-year variation of 92.8% , with an index of 22,209.4 points . This is followed by overhead costs, with a year-over-year increase of 50.8% , while materials—more stable—record a variation of 17.6% .







How much does it cost to build per square meter?​

According to the models used by the IECyBA, the average cost per square meter in Buenos Aires City was $1,161,746.29 in March. However, this value varies depending on the type of housing: the " Type III " model—which represents higher-category single-family homes—is the most expensive, costing $1,384,072.63 per m² , while the " Type II unit "—linked to homes that combine residential and commercial use—is the cheapest, costing $1,077,303.30 per m² .

The evolution of inputs: ups and downs​

The Construction Inputs Index (CII) , which tracks the prices of 117 specific products and services, shows a mixed picture. While some essential inputs increased in price, others registered slight declines.



Among the most significant increases were load-bearing hollow bricks , which rose 8.2% in the month. Key products such as cement (0.4%) and lime (0.9%) also increased. In contrast, white plaster fell 3.5% monthly, and annealed wire fell 2.2%.

Factors that explain price evolution​

Construction material prices are affected by multiple variables. General inflation in Argentina continues to be the main driver of increases, especially in sectors that depend on imported components or are energy-intensive.


Added to this is seasonality , which increases the demand for materials during the months of peak construction activity, and availability , which can be restricted by logistical bottlenecks or lack of stock of certain products.
