After a year in which construction costs rose sharply, many are wondering how much it costs to build a property today. Indeed, as of October 2023 , construction costs have accumulated a 126% increase , something that alarms developers considering that, on the other hand, the sales value per square meter of land only increased 23.82% on average, and used land increased 9.15%.
Now, if the analysis is carried out on the increase in recent months, according to the latest data published by the Institute of Statistics and Census of the Autonomous City of Buenos Aires (IECyBA), the City Construction Cost Index (ICCBA, which measures the monthly variations in the cost of private construction of buildings intended for housing in the Autonomous City of Buenos Aires with respect to the base year: 2012) reached a monthly increase of 0.6% and a year-on-year increase of 26% in June 2025.

The index is calculated based on four representative housing models and takes into account three major construction cost components: materials , labor, and overhead . Of the three, the component that exerts the greatest pressure on the indicator is labor, which shows a year-over-year variation of 43% , with an index of 23,139.6 points . This is followed by overhead costs, with a year-over-year increase of 34.4% , while materials—more stable—record a variation of 15.1% .
Now, analyzing the monthly cost, overhead costs were the ones that saw the greatest increase compared to the previous month. They registered a 1.5% increase, while labor costs increased by 1% and materials by 0.3%.
Looking at each project item in detail, preliminary work and excavation saw the largest increase compared to the previous month (2.7%). Glass and glazing, natural gas installation, and fire prevention followed, both increasing by 1.4%.

The specialized portal Mi Obra , which combines industry data with technology, surveys average construction prices day by day for the materials most frequently consulted by users.They explain that material prices can vary considerably due to several factors. First, inflation , which in Argentina directly affects production and distribution costs, generating frequent adjustments. Demand is also a factor , as prices tend to rise during peak construction seasons due to increased demand for key materials like cement and bricks. Finally, they mention availability , as the limited supply of certain materials can influence their price, especially during periods of high construction activity.
