What are the prices of the essential materials for a traditional construction project?

Construction costs continue to rise. And , in this context, many are wondering how much it costs to build a property today .
The issue is that construction costs in dollars continue their upward trend. Indeed, the current situation for real estate developers is complex , as profitability is in the red.
In pesos, the increase was 2.3% in January (0.2% in dollars) compared to the previous month, according to the Construction Cost Index for Greater Buenos Aires, compiled by the National Institute of Statistics and Censuses of the Argentine Republic (INDEC). This result stems from increases of 1.4% in materials, 3.1% in labor, and 2.2% in overhead costs .
While in dollar terms it rose sharply since the end of 2023. In numbers, it increased by 7.5% in foreign currency in February , according to the latest Zonaprop report based on the Argentine Chamber of Construction (CAC) index.
It's important to clarify that while construction costs fell by 6.7% in 2025, they have accumulated a 118% increase since the presidential elections of October 2023. Construction today costs 3.2 times what it cost in October 2020 (the lowest point in the series) and is 37% above the 2012-2025 average.

In more concrete terms regarding completed properties, the average sale price per square meter for used properties in Buenos Aires (CABA) was US$2,215 in February, according to Zonaprop, while the average price per square meter for properties under construction (off-plan) was US$3,119. This situation complicates developers' profitability, as they sometimes have to sell for less than their construction costs because the public doesn't accept their prices . Another alternative is to wait for the existing stock of used properties to sell, so that demand will validate the off-plan price.
The most sought-after prices
The specialized portal Mi Obra , which combines industry data with technology, reveals the average daily construction prices of the materials most frequently consulted by users.The platform explains that material prices can vary considerably due to several factors. First, inflation , which in Argentina directly affects production and distribution costs, leading to frequent adjustments. Demand also plays a role , as prices tend to rise during peak construction season due to increased demand for key materials like cement and bricks. Finally, they mention availability , since a limited supply of certain materials can influence their price, especially during periods of high construction activity.
The values of materials can vary considerably due to several factors
According to a survey conducted by the portal and validated with Mercado Libre , these are the current prices of the following materials:
- 50 kg bag of cement : between $9,000 and $15,000
- 30 kg bag of fine sand : from $6,000 to $12,500
- 1000 common bricks : between $185,000 and $260,000 (high quality)
- 30 kg bag of lime : between $7800 and $9000
- Crushed stone per cubic meter in bags : starting from $130,000
- Sand per m³ : between $47,200
- Iron rod 8 mm x 12 m : from $9000 to $12,000
- Load-bearing hollow bricks : from $1500
- Standard Durlock gypsum board 9.5mm 1.20x2.40m : from $17,000 to $20,000
- Cement brick block (13x19x39 cm) : between $1300 and $2900
