Construction costs in Buenos Aires City continue to rise, driven by increased labor and fluctuations in key inputs.

Amid a rapidly recovering economic environment, the construction sector is also facing challenges. In fact, in a recent survey of industry entrepreneurs, 69% reported a decrease in their activity compared to last year. As a result, many are wondering what construction costs are currently, in order to determine whether it's worth starting a project.
According to the latest data published by the Institute of Statistics and Census of the City of Buenos Aires (IECyBA), the Construction Cost Index (ICCBA, which measures the monthly variations in the cost of private construction of buildings intended for housing in the Autonomous City of Buenos Aires and in the 24 districts of the Buenos Aires metropolitan area) reached a monthly increase of 0.5% and a year-on-year increase of 43.1% in April 2025 .
The index is calculated based on four representative housing models and takes into account three major construction cost components: materials , labor, and overhead . Of the three, the component that exerts the greatest pressure on the indicator is labor , which shows a year-over-year variation of 72% . This is followed by overhead costs, with a year-over-year increase of 50.2% , while materials—more stable—record a variation of 21% .

Looking at the monthly evolution of these same indicators, there was a 2.9% increase in materials and a 1.7% increase in general expenses. Regarding labor, there was a 1.9% decrease .
Among the materials that increased the most were raw wood and wood for roofs and floors (9.1%), lighting fixtures and intercoms (7.4%), electric pumps (6.9%), insulating products (5.7%), elevators (5.6%), iron for construction (5.1%), carpet flooring (4.6%) and electrical control devices , such as boards, switches and sockets (4.5%).

The specialized portal Mi Obra , which combines industry data with technology, surveyed the average prices in June for the materials most frequently consulted by users.He explains that material prices can vary considerably due to several factors. First, inflation , which in Argentina directly affects production and distribution costs, generating frequent adjustments. Demand is also a factor , as prices tend to rise during peak construction seasons due to increased demand for key materials like cement and bricks. Finally, they mention availability , as the limited supply of certain materials can influence their price, especially during periods of high construction activity.
