Construction costs continue to rise. And in this context, many are wondering how much it costs to build a property today .

The issue is that construction costs in dollars continue their upward trend. Indeed, the current situation for real estate developers is complex , as profitability is in the red.


In pesos, the construction cost rose 1% in February compared to the previous month, according to the Buenos Aires City Construction Cost Index, reaching $1,391,033 (plus VAT) per square meter , while the unofficial exchange rate (blue dollar) hovered around $1,435 that month. With that exchange rate, the construction cost became approximately US$969/m² (plus VAT) . This means that construction became nearly 6% more expensive in dollar terms in just one month , even though the increase in pesos was much smaller.

The explanation lies in the movement of the exchange rate: when the dollar falls or remains stable while costs in pesos rise, the value of construction measured in dollars tends to increase .

It's important to note that the cost figure compiled by the city of Buenos Aires doesn't include the land value or several other relevant items. Taxes, professional fees, marketing, and the developer's profit are not included, which leaves that number quite far from the actual cost of a project .

In more concrete figures regarding completed properties, the saleable square meter of used properties stood at US$2219 in CABA in March, according to Zonaprop, while the square meter of supply of properties under construction (in the planning stage) averaged US$3095/m².

This situation complicates developers' profitability, as they sometimes have to sell for less than their construction costs because the public doesn't accept their prices . Another alternative is to wait for the stock of used properties to run out, so that demand validates the value of the pre-construction development.


The most sought-after prices​

The specialized portal Mi Obra , which combines industry data with technology, reveals the average daily construction prices of the materials most frequently consulted by users.

The platform explains that material prices can vary considerably due to several factors. First, inflation : in Argentina, inflation rates directly affect production and distribution costs, leading to frequent adjustments. Demand also plays a role , as prices tend to rise during peak construction season due to increased demand for key materials like cement and bricks. Finally, they mention availability , since a limited supply of certain materials can influence their price, especially during periods of high construction activity.


According to a survey conducted by the portal and validated with Mercado Libre , these are the current prices of the following materials:

  • 50 kg bag of cement : between $9,000 and $15,000
  • 30 kg bag of fine sand : from $6,000 to $12,500
  • 1000 common bricks : between $185,000 and $260,000 (high quality)
  • 30 kg bag of lime : between $7800 and $9000
  • Crushed stone per cubic meter in bags : starting from $130,000
  • Sand per m³ : between $47,200
  • Iron rod 8 mm x 12 m : from $9000 to $12,000
  • Load-bearing hollow bricks : from $1500
  • Standard Durlock gypsum board 9.5mm 1.20x2.40m : from $17,000 to $20,000
  • Cement brick block (13x19x39 cm) : between $1300 and $2900
