A prime location, lots of greenery, cutting-edge developments and a defined target explain why Buenavista continues to grow.

The Open Buenavista project consists of four eight-story buildings located at the first entrance on Uruguay Street.



The northern corridor is always active , with demand remaining constant even in difficult times . But in the case of Buenavista , the numbers exceed usual standards. "It's the hottest spot for sales," says one of the developers, a protagonist of the boom.



Located in San Fernando , at kilometer 22 of the Pan-American Highway , halfway between the center and Pilar or Escobar, and also “with access to the Buen Ayre road that connects you to the western area,” Martín Cukier, director of the BPC group, hyperactive in the initiative, defines it as “the combination of an urban city in a suburban area .”



And he adds, drawing a parallel between Miami's coolest area and the local project: "We always talk about Buenavista as the Puerto Madero of the North Side , but, talking to people who came for the first time and toured, they said it's similar to Brickell, in Miami. And so we started calling it the Brickell of the North Side."



Beyond the similarities, Martín Boquete , from the Toribio Achával management, also highlights the project's location as one of the key factors in its rapid growth and commercial success. "Precisely, one of its strengths is that it's located right in the middle of Pilar and San Isidro ," the broker says.

Strategic enclave

The geographic reference is no coincidence because it explains who's driving the demand . "People from Pilar, let's say the younger people from Pilar, accustomed to living in gated communities or country houses, who see Buenavista as a central and more central place to live, and also the older ones, couples who want to leave their homes to downsize," Boquete explains.



"And people from San Isidro see it as a place that, while a bit removed from their usual neighborhood, is still close, since it's practically the same, but at the same time, due to its location, it's integrated into other areas of Buenos Aires," continues the Toribio Achával executive.

Open Buenavista is an urban development that combines residential, commercial and service areas





From the commercial management of Intecons, Ezequiel Camps, another of the developers of Buenavista, supports the claim that it has become the hottest sales location in the city of Buenos Aires and its surrounding areas. "What's moving? Everything's moving: homes, offices, commercial premises," he lists.





He points out that, in addition to fully embodying the concept of the 15-minute city, Buenavista has the advantage of “being a safe place and, at the same time, an open-plan development ,” a characteristic that, he believes, “also attracts those leaving the city who don’t want to go to a gated community.”

An open development with mixed uses and integrated services





He's not the only one who points to proximity as a substantial part of its appeal. In general, everyone emphasizes that the development combines education, healthcare, recreation, gastronomy, and services ; and that it will offer hotels and Airbnb. They agree that, here and now, it's a rapidly growing, medium-density area, on the way to becoming a "small city."





Avant-garde & prices

In addition to location, concept, and security, a fourth attribute is added: the modernity of the proposals in terms of architecture and design. At Grupo Unoenuno, the firm currently developing Furo Buenavista— four 13-story buildings for exclusively residential use —Diego Rybka, its commercial head, confirms that those in demand are those who want to be in the northern zone "without living a thousand kilometers from the capital, close to everything."

And it fits the profile even further: families who can walk their children to school, the club, or a neighbor's house. "Also, people who enjoy the greenery and play sports in their free time. They value a certain 'neighborhood feeling.' They're down-to-earth, but they care about living well," he portrays. "Practical people who look for top-quality materials and cool spaces," he continues, always referring to the customer for whom they designed the project, which includes a Kids & Teens Zone, coworking space, a gourmet shop, and a professional kitchen, among other spaces and services.





At Furo, they emphasize their landscaping . “We decided to make the buildings taller to have more square meters of forest , with more than 200 species of trees and a lagoon-style pool . We created interior walkways, a space for outdoor yoga, and places to walk the dog, have a barbecue with friends, or relax under the tree without leaving the building,” Rybka explains about the project, whose price starts at US$168,000 for two-room units of 60 m².

Furo Buenavista includes a lagoon-style pool, recreational areas, and more than 200 species of trees.





Martín Cukier returns to the relationship between product and target, emphasizing that the area is chosen by "many young and old alike to live and work ," which is part of the area's growth. "Our existing prices start at US$2,800/m² , but they have potential for appreciation," he notes, referring to the towers that form part of the Palmas Park complex . "In our view, they will reach over US$4,000/m² . There are already finished products at that price, which the market is approving and which are rising more and more," he maintains, referring to the commercial aspect.

The Palmas Park development combines low-density residences with sports amenities and coworking spaces.





When asked about the offer, Martín Boquete refers to the features of Open Buenavista, the project marketed by Toribio Achával: “Not only is it highly innovative, but it also has the best amenities in all of Buenavista, if not all of Buenos Aires. For quality and variety. And modern architecture , with design and a meeting place , because it has sufficient scale.”





Specifically, Boquete refers to the Olympic-sized pool, the wellness and spa area; the exclusive restaurant; the micro-cinema; the guest rooms; and the coworking and business center—among others—in addition to the 5,000 square meters of greenery planted with native species. This is the setting, he explains, for the two-, three-, and four-room units, ranging from 50 to 150 square meters with terraced balconies, and prices starting from US$165,000, that are being sold in Buenavista.





What's coming

Meanwhile, Intecons, when asked about the developments underway there, mentioned two initiatives: Pueblo Buenavista, a US$25 million investment, has been underway for almost a year and is 18 months away from completion. "Everything is sold out, there are some resales of those who bought it, and it basically has commercial premises, studios, townhouses, and apartments, in addition to the classic features: swimming pools, a gym, etc. It's a project on two hectares. There are 125 units, and construction is progressing well," they point out, noting that the average price per square meter is US$3,000.

Of the 125 units, 110 were awarded to trustees in the first week when they went on sale.





"Then, regarding the new subdivision we purchased from Chango Más—where Walmart used to be—with an investment group, the idea is to create nine subdivisions, each between 3,000 and 4,000 square meters, for independent developments. And, in the center, a subdivision that we would develop ourselves," the developer added, detailing that the lots can be sold and that there will also be projects from one of the investors who came in or an outside developer.



In line with the evolution of Buenavista towards a “small city” , Camps comments that in the central lot the idea is to build “a supermarket, commercial premises, some offices, a small hotel and a convention center, to give life to that whole part which is, due to the location of Bancalari, where the office sector is most concentrated, although there is also housing and we are going to offer more housing.”



According to the developer, the plan is to create an internal plaza with shops, a restaurant, a gym, plus a 450-space parking lot so everyone can park for those who will be visiting what they envision as a meeting point, as well as for the neighboring projects, plus everything necessary to connect them pedestrianly. "We just signed the deed in March, and the next step is to create a division of the 42,000 square meters of land. The project, in total, will require an investment of US$250 million ," he concludes.
