Several green areas have begun to appear on the radar of property seekers after the pandemic: from the Canning green corridor in the southern Buenos Aires metropolitan area, which has added a large number of gated communities in recent years, to the northern zone, with hubs like Pilar and Escobar, which are becoming increasingly established. And precisely in those latitudes, on the border of Tigre, there is a new booming area, which, in some cases, boasts projects where properties are defending a premium value, with prices similar to those of one of the areas with the cheapest real estate in the city: La Boca.





This is a micro-zone that developed along the Remeros Road, which stands out for its connectivity. Located 10 minutes from the Tigre Access Road, 15 minutes from downtown Tigre, and 40 minutes from Palermo, this corridor avoids the traffic that currently exists to reach Nordelta (when taking Route 9, the Bancalari Road, and Route 27).

Within just 5 km of land, the city already boasts more than five real estate developments. “Tigre is a municipality that has dedicated itself to enhancing urban space over the last 40 years, and the real estate developments that have been generated interact with the city ,” says Martín Bodas, a partner at the BMA architecture studio, responsible for the design of Remeros Brickell, one of the real estate developments in the area. “ These projects have a multiplier effect, as they generate a spillover effect. They were built in an area that had an urban void and will generate added economic and social value, as they are transformative projects. Next to the towers being built, there are commercial spaces that have been closed for more than 10 years, which will reopen when the buildings are finished, because they need what's happening around them to exist.”



“Traffic is very congested in other areas, but the biggest attraction of this road is that it allows you to avoid all the traffic in Nordelta, so you gain 20/25 minutes on the way to and from the Capital ,” explains Alan Flexer, project manager at Narvaez, a real estate and development company that, with an investment of US$60 million , is currently building Rowers, a 10-hectare gated community located on Camino de los Remeros, which will have 166 lots , between 600 m² and 1,000 m², and is estimated to be delivered in December 2026.



In addition to the connectivity advantage, the executive adds that there are good schools in the area and neighboring neighborhoods that provide security, including Remeros Beach, Rincón de la Costa, and Hacoaj. Indeed, just across from Rowers is Remeros Beach, the pioneering residential neighborhood in the area, which features nine large lots for housing and one for commercial developments, developed by Vizora. All will be built around a " crystal lagoon ," a technology that creates an artificial turquoise lagoon occupying 3.5 hectares. Of the total project, two towers have already been delivered and are occupied by 300 families . Others, such as Árboris 1 and 2, will be delivered starting next year, with an average price of US$3,500/m². Currently, they are offering Árboris 4, a building with smaller units, which is already 40% sold.

The development with one square meter cheaper than La Boca

One of the developments that isn't going unnoticed in the area are three towers that have already begun construction and are connected by pedestrian paths, green areas, and various amenities . The project, known as Remeros Brickell, will have three 11-story buildings totaling 321 apartments with square meters ranging from US$1,800 to US$2,000 for the pre-launch phase. This figure implies a very advantageous scenario, as it indicates a lower value per square meter than that of La Boca, for example, where current prices range from US$1,979 per square meter according to the latest surveys by Zonaprop.



Apartments range in size from one to three rooms, with prices ranging from US$71,460 to US$79,400 for a studio apartment of approximately 40 m²; a one-bedroom apartment with a floor area of approximately 60 m² ranges from US$96,129 to US$120,600; and three-room apartments with prices ranging from US$140,220 to US$155,800 (80 m²). Payment options include an initial 30% down payment and the remainder in 30 fixed installments in US dollars.

It is worth clarifying that, in addition, it is located in the first roundabout of Camino de los Remeros , “300 meters from Liniers Avenue, the fastest and most direct exit to CABA, Nordelta and the new Tigre,” says Eduardo Bagnato, director of ventures at Toribio Achával, who estimates that delivery is scheduled for September 2027. “It is an option that allows you to leave your two environments in the Capital, go to the northern zone to disconnect and enjoy the green, although without giving up the proximity of CABA,” adds Bodas.



Another development in the area is Sunny, a gated community of 109 townhouses , each measuring 1,270 square meters (127 square meters) covered and 69 square meters (69 square meters) uncovered, which is practically finished. It will feature several amenities and still has 15 units of 1,960 square meters (196 square meters), which are selling for a starting price of US$225,000 .

Another of the area's developments is a gated community of 109 townhouses.



“Tigre is experiencing a very important consolidation phase following the pandemic. The availability of lots in gated communities is increasingly limited, and medium- and high-density projects are proliferating to complete the urban fabric and meet new needs. Multiple uses and city services will be the protagonists of the main arteries, offering commercial and residential solutions complementary to the gated communities ,” says Nicolás Corvalán, development director of Grupo Portland, the developer moving forward with Palmera de los Remeros. This project includes the construction of two 22-story buildings that will be located towards the end of Camino de los Remeros, at the intersection with Route 27. The company will invest US$20 million and plans to add 140 one-, two-, three-, and four-bedroom units, starting at US$160,000, to the area's offering . In addition, it will have a commercial space on the ground and first floors, for a total of 1,100 m².
