Rents in Buenos Aires continue to rise , and ads published in foreign currency are keeping pace . In the last month, rents measured in dollars increased by 0.33% and will accumulate a 19.46% increase by 2025 —in pesos, it was 24% over the same period—according to the latest report from Zonaprop.



This increase should not be separated from the current economic situation : the beginning of this week was marked by a rise in the dollar to $54 —following the national government's defeat in the Buenos Aires province elections—and it has continued to rise since then. The exchange rate has already accumulated a rise of $76 in just four days (just 3% away from the upper limit of the exchange rate band).





The problem arises when comparing this data with what happened in the foreign exchange market. Although at a slower pace than on Monday (when it jumped $54 in one fell swoop), the wholesale dollar has seen four consecutive increases and has accumulated a 5.6% increase ($76) so far this week . This Thursday, it closed at $1,432 , just 3% below the ceiling of the exchange rate band, set at $1,471 .





The effect on the pocket​

That difference completely changes the picture for potential tenants who pay in pesos. A simple example illustrates this:



  • A rental advertisement for US$500 with the dollar at $1,356 (last week's value) was equivalent to $678,000 .
  • With the 0.33% increase last month, the same rent rises to US$501.65 .
  • But, with an exchange rate increase to $1,432, the new value in pesos rises to $718,365 .


In practice, although the increase in dollars was minimal, the real effort in pesos for that future tenant rose almost 6% in less than a week.

These data are important to consider because, starting in December 2023, when the rental law was repealed, the percentage of listings in dollars began to decline, and gradually, the number of listings in pesos surpassed those in dollars. Between May and June, 60% of listings were published in pesos; however, starting in August, listings in dollars began to rebound. Currently, 42% of listings are in dollars, compared to 58% in pesos.



In concrete numbers, the value of a one-bedroom apartment in the City of Buenos Aires is US$850 per month.







The most expensive neighborhoods to rent in dollars​

Puerto Madero remains at the top of the list of neighborhoods with the most expensive prices in dollars . Apartment rent is US$1,312 per month, 0.51% lower than a month ago, when the price was US$1,319 per month.



It is followed by Colegiales , with an average price of US$1,160 per month , and Monserrat , with an average price of US$1,057 , which completes the podium of the most expensive neighborhoods.



On the other hand, Balvanera is the most affordable option in the city , with an average price of US$700 per month. San Nicolás and Caballito follow, with average prices of US$709 and US$719, respectively.



The rest of the surveyed neighborhoods are at the following values :

  • Núñez : US$920
  • Belgrano : US$911
  • Chacarita : US$850
  • San Telmo : US$843
  • Recoleta : US$829
  • Villa Urquiza : US$802
  • Almagro : US$797
  • Villa Crespo : US$793
  • Retiro US$792




Which areas show the greatest variation?​

In the last twelve months, the northwest corridor of Buenos Aires experienced the largest increase in rental apartment prices published in dollars , with a rise of 30.90%.

Next up is the central axis, which saw a 28.41% increase over the same period. Rents in these areas are currently US$799 and US$717 per month, respectively.



On the other hand, the northern corridor is the area with the lowest year-over-year variation in rental values , registering a 24.17% increase in the last year . However, when analyzing the monthly variation, this sector of the city experienced a slight decline of 0.40%. Despite being the only area with a monthly decrease and the smallest year-over-year increase, it remains one of the most expensive areas in Buenos Aires City to rent in dollars , with an average price of US$901 per month per apartment.
