The average rent price in Greater Buenos Aires North registered its lowest monthly increase in the last five years in July, rising 1.7%. So far in 2025, the cumulative increase was 23.2%, exceeding inflation (17%).
According to data from Zonaprop, rental prices have increased by 50.7% over the last twelve months. A one-bedroom apartment rents for $644,540 per month, while a two-bedroom apartment is valued at $888,122 per month.
Price ranking by neighborhood
Olivos ranks first in the ranking of neighborhoods with the most expensive rentals, with a monthly price of $791,416. La Lucila ($779,072 monthly) and Vicente Lopez ($761,170 monthly) round out the list.On the other hand, Boulogne Sur Mer has the cheapest listings, with an average price of $477,838 per month. It is followed by Villa Lynch ($503,221 per month) and José León Suárez ($515,510 per month).
Meanwhile, rent prices in the western and southern GBA rose 3.1% in July and are projected to increase by 27.6% by 2025, exceeding inflation (36.3%). In the year-over-year comparison, rent prices increased by 66.3%.
A one-bedroom apartment in GBA West-South is priced at $521,815 per month, while a two-bedroom apartment rents for $701,695 per month.
Santos Lugares is the most expensive neighborhood to rent, with an average monthly price of $651,732. It is followed by Sáenz Peña ($625,506 monthly) and Ituzaingó ($600,772 monthly). González Catán, on the other hand, has the lowest rental prices, with an average monthly price of $339,712. Gregorio de Laferrere ($375,592 monthly) and Luis Guillón ($387,085 monthly) complete the ranking of the most affordable rental apartments.
How much does it cost to buy an apartment in GBA?
In northern GBA, the value per square meter rose 0.2% in July to US$2,329. In the first half of 2025, sales prices have accumulated a 4.4% increase, while in the last twelve months they have risen 4.8%.A two-bedroom apartment is valued at US$113,468, while a two-bedroom apartment is priced at US$175,561.
La Lucila is the neighborhood with the most expensive offers in northern GBA, with a price of US$3,665 per square meter. Vicente López and Nordelta follow, with average prices of US$3,579 per square meter and US$3,076 per square meter, respectively. In contrast, Barrio Infico (US$917 per square meter), José C. Paz Centro (US$982 per square meter), and Loma Hermosa (US$0.053 per square meter) are the most affordable to purchase.
On the other hand, the square meter in western GBA rose 0.1% in July to US$1,635. By 2025, it will have accumulated a 1.8% increase, while in the last twelve months, the increase was 2%.
A one-bedroom apartment with 50 m2 is listed at US$81,956, while a two-bedroom apartment with 70 m2 has a sale value of US$118,177.
Tristán Suárez tops the list of neighborhoods with the most expensive prices for purchases, with an average price of US$2,922 per square meter. Villa Udaondo (US$2,637 per square meter) and Don Bosco (US$2,503 per square meter) complete the podium. In contrast, Don Orione (US$626 per square meter), San José (US$629 per square meter), and Parque San Martín (US$770 per square meter) have the most affordable prices in the western and southern GBA.
