In a rental market that has been stable until now, the average price of new contracts rose 3.5% in the second month of the year. The start of 2026 in the City of Buenos Aires shows an acceleration in prices, following a more moderate end to 2025.
Year-on-year, rents for new contracts rose 34.8% above inflation , which was 32.4% until January, and slightly above the ICL adjustment which was 33.9% in January.

The average gap between types of apartments is becoming increasingly marked: while the difference between a studio apartment for $680,000 and a one-bedroom apartment for $790,801 is 16%, the distance widens to 34% when comparing a one-bedroom apartment with a two-bedroom apartment for an average of $1,060,751.
At the other end of the spectrum, there are three neighborhoods that showed the smallest increase:

If we compare the neighborhood with the most expensive offer, Puerto Madero, with the one with the cheapest offer, Lugano, the difference is $679,286. The first neighborhood mentioned is 105.6% more expensive than the second.
Since then, supply growth moderated until January 2026, when it fell again by 7.7% month-on-month. In February, the drop was 6.1%. Even so, the current volume is 2.7 times higher than that recorded at the low point (February 2023).

- Villa Pueyrredón: 42.19%
- Mataderos: 39.02%
