In a rental market that has been stable until now, the average price of new contracts rose 3.5% in the second month of the year. The start of 2026 in the City of Buenos Aires shows an acceleration in prices, following a more moderate end to 2025.

Year-on-year, rents for new contracts rose 34.8% above inflation , which was 32.4% until January, and slightly above the ICL adjustment which was 33.9% in January.

The average gap between types of apartments is becoming increasingly marked: while the difference between a studio apartment for $680,000 and a one-bedroom apartment for $790,801 is 16%, the distance widens to 34% when comparing a one-bedroom apartment with a two-bedroom apartment for an average of $1,060,751.





The increases by neighborhood​

The three areas that registered the highest year-on-year increase in rental prices are:



  • Lugano: 51.30%
  • Villa Pueyrredón: 42.19%
  • Mataderos: 39.02%


At the other end of the spectrum, there are three neighborhoods that showed the smallest increase:



  • Parque Avellaneda : 25.24%
  • San Telmo: 26.60%
  • San Cristóbal: 26.98%

How much does it cost to rent in different neighborhoods of Buenos Aires?​

In the one-bedroom apartment category, Puerto Madero surpasses the million-dollar mark and leads the ranking of the most expensive neighborhoods, with an average price of $1,322,428 . It is followed by others, with prices approximately 33% lower:



  • Palermo: $891,258
  • Núñez: $878,433

Where can I find rentals for less than $700,000?​

At the other end of the spectrum, with values $600,000 lower than Puerto Madero, are:



  • Liniers: $679,318
  • Floresta: $674,060
  • Lugano: $643,142


If we compare the neighborhood with the most expensive offer, Puerto Madero, with the one with the cheapest offer, Lugano, the difference is $679,286. The first neighborhood mentioned is 105.6% more expensive than the second.





Are there more or fewer apartments for rent?​

Since the pandemic, the supply of rental properties has steadily decreased , reaching a historic low in February 2023. The turning point occurred in January 2024, after the repeal of the Rental Law, which caused the supply of apartments in the city of Buenos Aires to increase by 62% compared to the previous month.

Since then, supply growth moderated until January 2026, when it fell again by 7.7% month-on-month. In February, the drop was 6.1%. Even so, the current volume is 2.7 times higher than that recorded at the low point (February 2023).





What is the return on investment for a rental property?​

The rent-to-price ratio in February stood at 5.33% gross annualized. In this context, it takes 18.8 years of rent to recoup the investment , 2.3% more than a year ago, according to Leandro Molina, director of Zonaprop.

The most attractive neighborhoods for investors seeking rental income are:



  • Lugano: 9.6%
  • New Pompeii: 8%
  • La Boca: 7.5%

In contrast, the neighborhoods with the most expensive rents are also the least profitable:



  • Puerto Madero: 3.5%
  • Núñez: 4.2%
  • Palermo: 4.3%

I have so many friends that left their old leases as the rents jumped up so much. Rent looks like another thing that is above the government's reported inflation rates. My friends rents jumped up at least 50% from their last rentals.
