Away from the city and surrounded by greenery: there are several offers for lots for less than US$55,000

There are many young families who are beginning their journey and seeking to live in neighborhoods surrounded by nature, away from the noise of the city . During the pandemic, interest in purchasing land in the suburbs was a growing trend , which led many savers to invest their dollars in lots to later build.

The possibilities for those who want to continue leaning toward one of these options are several. In Pilar, Canning, and even coastal areas near Mar de las Pampas , there are proposals for gated communities with lots that are below US$55,000. In many of them, more and more life is being consolidated around them, since several schools are being built at the door of these neighborhoods , along with shopping centers, supermarkets and other services.

Pilar: A city that continues to grow

One of the areas in demand by a young public looking for nature and getting away from the city is Pilar . Located in the third cordon of the Buenos Aires Metropolitan Area (AMBA), Pilar 's party received during the pandemic a public that wanted to surround itself with green, keeping a certain distance from CABA. Although this phenomenon slowed down last year, sector experts assure that it is still valid and we are experiencing the fourth wave of migration to Pilar : the first was in the 90s, when bank loans and highways improved and the boom in gated communities began. in the northern area; The second was a product of the 2001 crisis and the third, in 2020.

In the area of the Hospital Universitario Austral and Las Palmas del Pilar , at km 50 , there are some proposals for gated communities. Given the limited supply of apartments that exists in this area and the growing number of young families looking to settle down or large couples who prefer to downsize , proposals such as Santo Tomás, San Pablo and San Pablo Chico may be a good option . Marketed by LJ Ramos, with approximately 200 lots, 500 m² in size , they have security and prices starting at US$40,000 .

Going further north, at km 56.5 , there are two projects marketed by the Urdapilleta group, very close to the center of Pilar. San Miguel, which will have a St. Catherine's Moorlands school headquarters at the door, is in the pre-sale stage and has some lots left for between US$47,000 and US$50,000 . Prices reach US$85,000/US$90,000, depending on orientation, location within the neighborhood, among other characteristics.

Located on Route 34, three kilometers from the center of Pilar, the neighborhood has more than 300 lots of between 800 and 820 m² and has a delivery date for September 2026. The vision is for this area to be developed with medical centers , offices, restaurants, among others, and that people can have their lives here, without having to take the Panamericana to go shopping or to the doctor,” adds Joaquín Pertiné, from Urdapilleta Propiedades.

“The arrival of a school of this category will help promote the development of the area,” he highlights and says that it also adds value to the neighborhood, since it promotes the independence of the children who can get to school by bicycle or walking.

On Route 28, 10 minutes from the Pan-American Highway and West Access, is Pueblo Cardano, the other neighborhood marketed by Urdapilleta; It will also have a school at the door, in its case the Holy Cross. The lots start at US$38,000 and some reach a little more than US$80,000, with an estimated delivery date within 30 months. Made up of 176 lots ranging from 750 to 1,200 m², it will offer green spaces, tennis, soccer, paddle tennis courts, swimming pool, gym, among other amenities.

A little further north, also within the Pilar district, 70 km from the city of Buenos Aires, is the town of Manzanares . Born around a railway station, it has had extensive growth in recent years, as a result of the countries that have settled in its surroundings. Little by little it is populated with neighborhoods smaller than the previous ones, with approximately 25 lots. The land starts at 800 m² and costs around US$40,000. They do not have amenities, but they are surrounded by an area that is gradually consolidating.

Towards the south, along the Canning Corridor

40 minutes from the city, Route 58 is home to the green corridor of Canning and its surrounding areas, an area that has felt a shift in demand recently and has also grown in response. Damián Garbarini, director of DG Real Estate Business, describes the evolution of the urbanization in three specific moments: “ There were three milestones that marked the evolution of the area , but an explosion of these dimensions was never calculated. One was at the end of the 90s with the mortgage loans that many people took, the second could be the decade won by soybeans with the investments that came from the countryside between 2005 and 2006, and the last was the pandemic that went from being a wave from growth to an exponential boom that brought retail , height, medium density, condominiums, clinics, more education .”

In this context, new ventures were developed, pre-existing ones were expanded and service and business proposals were added to consolidate the area . Hávita, San Antonio (part of the Canning Village macroproject) and Aluen are three of the gated communities marketed by Toribio Achával in the area. “In general, Canning has developed due to the ease of access, which generated population growth and the need for people to live in safe, green places, which they can access with payment facilities ,” they say from the real estate agency.

The size of the lots in these neighborhoods ranges from 600 m² to 1,000 m² and with prices starting from US$40,000 to US$60,000. They are located in areas close to quick access, generally in the vicinity of Route 58 and the new Perón Highway. Most have lagoons or water bodies , as well as sports areas , such as soccer fields, tennis courts, squash courts, paddle tennis courts, and coworking spaces.

“It is an excellent alternative to channel savings in the most traditional way that Argentines have (land and bricks) in a place that has been growing in quality, supply and services at very high rates for more than 20 years ,” they add from the real estate agency. . Regarding the size of the neighborhoods, they have between 250 and 300 lots on average, except for Aluen, which has approximately 600.

In the heart of Canning , there is a proposal with amenities ranging from an eco-park to a bar and restaurant and a water park. On Route 58, km 9.5, La Magdalena is located with a century-old forestation and many green spaces for families to enjoy. It is a 203-hectare project, distributed in four neighborhoods.

With more than 200 families already living there,
it has 1,170 lots ranging from 630 to 1,600 m², some with views of the lagoon or the forest. Prices start at US$46,000 and can reach US$200,000, varying depending on the size, location and features of each piece of land. It has all the latest generation technology and security measures.

“People today are buying both finished houses and lots for investment or to store value and to build. The need to live in a closed neighborhood continues to be a priority for many people , for reasons such as security,” shares Mariano Otalora, vice president of SAt Group, a company that develops the La Magdalena neighborhood in Canning.

Also to the south of Buenos Aires, but located 20 km from Berazategui , is the Los Arces project. With 121 lots ranging from 400 to 461m² and with tickets starting at US$21,240 (in cash) and not exceeding US$35,000, this proposal is built 40 minutes from CABA.

“The Los Arces project was born after the pandemic, in 2020, when the real estate agency understood that there was a shortage of supply in lots of up to US$50,000, and with that unsatisfied need we detected a property for sale that, due to its zoning, meant an opportunity to carry out a real estate development,” says Ignacio O'Keefe, director of Inmobiliaria O'Keefe. The neighborhood was launched in December 2023 and in less than 60 days they sold more than 60% of the lots.

Neighbor of Mar de las Pampas

A proposal with ravines and plains that refer to the countryside surroundings is located at km 427 of RP No. 11, five minutes from Mar de las Pampas, 80 km from Mar del Plata and 385 km from the City of Buenos Aires.
