A 5km corridor has been adding real estate projects recently and stands out for its privileged location because it avoids traffic in the northern zone.

Avoiding traffic without being isolated from urban centers is something everyone desires, but difficult for many in the northern region. After the post-pandemic green boom , traffic on the Panamericana Highway to get to the capital became intense and tedious, especially during rush hour. However, there are still some points that are far from the congestion and, at the same time, are close to urban centers and the City of Buenos Aires.



That's the promise of a trendy corridor in the northern region that, in just 5 km of land, already boasts more than five real estate developments. It's a micro-area that was developing in Tigre, along the Camino de los Remeros (Removers' Road), which stands out for its connectivity: located 10 minutes from the Tigre Access, 15 minutes from downtown Tigre, and 40 minutes from Palermo, it avoids the traffic that currently exists to reach Nordelta (when taking Route 9, the Bancalari Road, and Route 27).



“Traffic is very congested in other areas, but the biggest attraction of this road is that it allows you to avoid all the traffic in Nordelta, saving you 20-25 minutes on the way to and from the capital ,” explains Alan Flexer, project manager at Narvaez, a real estate and development company currently developing Rowers, a gated community located on Camino de los Remeros. He adds that there are good schools in the area and neighboring neighborhoods that provide security, including Remeros Beach, Rincón de la Costa, and Hacoaj.

It's a green area, but with urban spaces in close proximity. "It's one of Tigre's newest neighborhoods, located between the city center and Nordelta, full of vegetation and on the water corridor that serves as the national rowing track," explains Eduardo Bagnato, director of developments at Toribio Achával, who is marketing Sunny and Remeros Brickell, two developments also located on Camino de los Remeros, which will total three towers and 109 homes. "Today, the area is consolidated and has the potential to continue expanding, promoting mid- and high-rise developments that are almost nonexistent in the area," adds the broker .



“We wanted to do something in the northern zone, but with a very urban feel, and we saw that Tigre allows for this, as it has a lot of security and connectivity,” shares Milagros Brito, director of Vizora Desarrollos Inmobiliario, which is developing the Remeros Beach project, also in this micro-zone. She points out that it has relatively easy access to the capital or the northern zone. Brito was a pioneer in the area: she launched this project in 2015 on a 17-hectare property, a project that involved an investment of US$200 million in buildings, land, and existing construction. “There are more and more projects that are consolidating and positioning the area; today it's an area in itself ,” she adds.





The fashionable corridor

Along this corridor, which borders the river, several real estate developments have been established, some aimed at families and others at a more diverse audience. One of these is a 10-hectare gated community that will include 166 lots , ranging in size from 600 to 1,000 m², developed by the developer Narvaez. This marks the company's debut in the area, having traditionally focused on San Isidro, but now it is arriving in Tigre with a US$60 million investment.

“It's an ideal area for families with children or an older couple who wants to be close to their children and grandchildren,” adds Flexer. The completion date is December 2026, and prices range from US$178,010 to US$270,308 for perimeter or interior lots and from US$310,797 to US$582,831 for lagoon lots . Financing options are available through the trust carrying out the project, including the possibility of making a 35% down payment in dollars and paying the remaining 65% over the course of construction, in 36 installments in dollars or pesos adjusted by the CAC.



But this isn't the only residential neighborhood in the corridor. Sunny, a gated community of 109 townhouses measuring 1,270 square feet (127 m²) covered and 69 m² (69 m²) uncovered, is under construction at the beginning of Camino de los Remeros. It will feature several amenities and 1,960 square feet (196 m²) units for a price of US$225,000 .

Another real estate development on the Camino de los Remeros is a gated community of townhouses.





A new paradigm

Other developments in the area are linked to medium- and high-density real estate developments that are coming to provide towers to the corridor, consolidating the apartment offering. Towards the end of Camino de los Remeros, at the intersection with Route 27, is Palmera de los Remeros. These are two 22-story buildings that will require US$20 million and are already under construction . “Tigre is experiencing a very important consolidation phase after the pandemic. The availability of lots in gated communities is increasingly diminishing, and medium- and high-density projects are proliferating, completing the urban fabric and meeting new needs. Multiple uses and city services will be the protagonists of the main arteries, offering complementary commercial and residential solutions to the gated communities ,” says Nicolás Corvalán, development director of Grupo Portland, the company currently leading this project.





The development will have 140 one-, two-, three-, and four-bedroom units, starting at US$160,000 . It will have a commercial space on the ground and first floors, totaling 1,100 m². The development is located near Remeros Plaza and five minutes from the Nordelta shopping center and the Tigre Access.

Toribio Achával is also marketing three towers in the area, each with 11 floors and 107 units. The project, known as Remeros Brickell, will feature one- to three-bedroom apartments with balconies and terraces, and ground-floor apartments with private gardens. Studio apartments measuring 39.7 m² are available for US$71,460 , one-bedroom apartments measuring 53.40 m² are available for US$96,120, two-bedroom apartments measuring 60.30 m² are available for US$108,540, and two-bedroom apartments measuring 77.90 m² are available for US$140,220.

Brickell Rowers will rise at the beginning of the Rowers' Way



Just across from Rowers is Remeros Beach, the residential neighborhood of nine large lots for housing and one for commercial developments, developed by Vizora. All will be built around a "crystal lagoon," a technology consisting of an artificial turquoise lagoon occupying 3.5 hectares . Of the total project, two towers have already been delivered and are occupied by 300 families . The others, Árboris 1 and 2, will be delivered starting next year, with an average price of US$3,500/m².

There are more and more towers on the Rowers' Path



Currently, they are offering Árboris 4, a building with smaller units. It is already 40% sold and includes two-room units with a total area of 67 m² for US$220,000, overlooking the lagoon. Other options, with the same square footage but overlooking the Camino de los Remeros, are also available for US$190,000. It's also worth noting that these units can be purchased with UVA mortgages financed over 20 years, with the option to pay 70% of the unit in 240 installments . The requirement is to be a customer of Banco Macro, the bank—also owned by the Brito family—that offers financing at a 7% interest rate . However, it is also possible to apply without being a customer of the bank, but with a higher interest rate. It's also possible to choose a payment plan in installments of between 30 and 35 months, but in this case, the payments are fixed in dollars or pesos adjusted by the CAC. A third option is to pay in a combined manner: 50% is financed by the developer in 30- or 35-month installments, and the remaining 50% is paid to the bank in 240 installments (in the latter case, adjusted by UVA and with an interest rate of 7%).
