Properties with views of palaces, monuments, and iconic landmarks can be worth up to 30% more. This price difference is gaining importance in the real estate market.

Properties with direct views of iconic Buenos Aires buildings are consolidating an increasingly defined niche within the real estate market. In a city defined by its architectural identity , these units are valued not only for their location but also for the visual ambiance they offer, with a premium that can reach up to 30%.
Far from the traditional views of the river or green spaces, there is a growing interest in apartments that overlook buildings of historical value. In neighborhoods like Palermo, Recoleta, Retiro, La Boca, or San Nicolás, these views offer a distinct experience, linked to culture, history, and urban aesthetics.
They are part of the essence of the premium real estate market in CABA and, from high floors —above the eighth—, these views are enhanced even more.
A difference that is paid
In strategic locations like Plaza Lavalle, with the Teatro Colón as its centerpiece, or in Palermo, facing La Colorada or in the area surrounding the old palaces near the former Zoo, the view becomes a central feature. The same is true in Retiro, where the Palacio Estrugamou remains one of the most sought-after buildings.

Martín Pinus , of Martín Pinus Real Estate, said that this type of property is gaining prominence and explained that the view can increase the value by 20% to 30%, both in purchase and rental transactions. He commented that this is a sustained demand that responds to a more emotional search for space.
Along those lines, he pointed out that the growth of remote work also influenced the appreciation of these properties. With more time spent at home, the visual environment becomes part of daily quality of life and ceases to be a secondary aspect.
Architecture, identity and belonging
The appeal of these properties is not limited to the visual. Gabriela Cosovschi , from Commercial Real Estate, commented that "many of the buildings that are currently in high demand are part of the city's historical heritage."He pointed out that examples like the Estrugamou Palace or the Palace of the Ducks represent key moments in Buenos Aires' urban development and maintain a current architectural identity that is not replicated in new constructions. He indicated that this symbolic value is what ultimately consolidates interest in these types of locations.

He also explained that living in front of these icons creates a connection with the city's history and provides a differentiating factor that is difficult to quantify, but key in the decision to buy or rent.
How much do these views cost?
In terms of prices, the impact is concrete. In Palermo, across from La Colorada , a three-room apartment can be found starting at US$350,000, with prices increasing according to size, condition, and building quality. In Retiro, across from the Estrugamou building, prices start at US$275,000, while on Recoleta Island, three-room units exceed US$300,000. On avenues like Figueroa Alcorta or Del Libertador, that starting point can increase by up to an additional 20% depending on the location.

In the area surrounding Palermo's palaces, such as Los Gansos or Los Patos, a three-room apartment starts at around $270,000, with rentals that are also within the high segment of the market.
However, the map is not uniform. In neighborhoods like Villa Devoto, which also has buildings of architectural value, prices can be up to 35% lower compared to Palermo Chico or premium areas of Belgrano.
Buyer profile and new habits
The target audience for these properties is specific. Generally, they are high-net-worth individuals, investors, or buyers who prioritize design and urban identity above other factors.Julieta Rabec , an architect at RMZ studio, commented that the view has become an increasingly decisive factor in decision-making. She noted that views of European-style buildings or buildings with heritage value have a positive impact on daily life.
He explained that various studies link the visual environment with improvements in concentration and a reduction in stress, which reinforces the importance of this attribute, especially in a context where the home fulfills multiple functions.

Rabec also indicated that, beyond investment, there is a search for experience. He commented that many buyers value the possibility of living in an environment with a strong sense of identity, where architecture and history are part of everyday life.
What types of housing are there?
Apartments located opposite iconic buildings are often distinguished not only by their views but also by their construction quality and size; they generally exceed 100 square meters and have more than two bedrooms. In many cases, these are units on high floors with large windows, continuous balconies or terraces, where fine materials such as marble, natural wood, and high-performance joinery predominate, enhancing the connection between indoors and outdoors.Pinus said that "this type of property targets an audience that prioritizes design and spaciousness. He commented that these are units with large floor plans, high ceilings, and layouts designed to capitalize on the view, and he emphasized that in the premium segment, the surrounding architecture is integrated as part of the product."

Cosovschi commented: "These buildings retain original details or engage in a dialogue with nearby historical constructions. He noted that moldings, oak floors, ironwork, and facades with a European influence create a harmonious whole that enhances the perception of value and consolidates their appeal over time."
With its semicircular concrete silhouette and 102-meter height, the Dorrego Tower—better known as “The Roller of Palermo”—became one of the icons of Buenos Aires brutalism and regained visibility after its appearance in the series El Eternauta , starring Ricardo Darín . Located on Dorrego Avenue, on the border between Palermo and Las Cañitas, this massive building, constructed in the late 1960s, became famous not only for its scale and disruptive design, but also for its strong presence in the urban landscape, which for decades generated debate and today positions it as an architectural and cultural landmark of the city.

Aesthetics, orientation, natural light, and visual openness are key factors in these units. Rabec added: "The most sought-after layouts combine integrated spaces with unobstructed views of green spaces or heritage sites," and "that combination of design, location, and view is what ultimately defines their market positioning."
Beyond sight
Despite the importance of this price difference, it's not the only factor at play. Pinus said that those looking for these types of properties also consider the construction quality, the layout of the rooms, the natural light, and the building's amenities. In addition to these factors, proximity to workplaces, educational institutions, and connectivity are also important. In this sense, the view acts as a complement that enhances a good location, but it doesn't replace traditional selection criteria.

The market for properties with views of iconic buildings thus combines tangible and intangible value. In a city with a strong architectural heritage like Buenos Aires, these types of units continue to stand out within the premium segment.
Rabec concluded that, in this niche, sight ceased to be a detail and became a decisive factor, capable of sustaining above-average prices and tipping the scales of a transaction in an increasingly competitive market.
