The profitability map, however, remains highly uneven depending on location. In the City of Buenos Aires, the southern neighborhoods continue to lead the ranking of best returns . Lugano tops the list with a gross return of 10.2%, followed by Nueva Pompeya with 8.1% and Parque Avellaneda with 7.8%. These are areas where purchase prices are relatively lower compared to rental values, which boosts returns.At the other end of the spectrum, the most premium areas show considerably lower returns. Puerto Madero remains the least profitable neighborhood, with just 3.7% . It is followed by Núñez and Palermo, both with returns of 4.5%, reflecting higher property values that limit the correlation with rental income.
In this way, the real estate market is beginning to reconfigure its logic for investors: while consolidated areas continue to be chosen for their stability and demand, neighborhoods with more affordable prices are gaining ground among those who prioritize maximizing income.

Puerto Madero leads the ranking of the most expensive neighborhoods in the market: rent there averages $1,358,875 per month. It is followed by Núñez ($915,379 per month) and Palermo ($911,708 per month).
Conversely, Lugano remains the most affordable neighborhood , with an average price of $661,925 per month. Floresta ($697,128 per month) and Liniers ($703,432 per month) complete the list.
