Palermo Botánico is one of the city's most iconic areas . This sub-neighborhood combines history, nature, and modernity. It also stands out for its excellent accessibility and extensive range of services and cuisine.
In terms of real estate, the area surrounding the Carlos Thays Botanical Garden is one of the most sought-after residential areas in Buenos Aires .
According to Eduardo Bagnato, director of ventures at Toribio Achával , the area could be defined by Santa Fe Avenue, Cerviño Avenue, Scalabrini Ortiz Avenue, Salguero and Plaza Italia, although he asserts that in a broader sense it could extend to Güemes.
An economist predicts what will happen to property prices and credit.
This is an area of notable architecture . Other iconic buildings include the Palacio Los Patos , Palacio Los Gansos, the Evita Museum, and the "La Colorada" building. It also boasts residential buildings in a wide variety of architectural styles, from classical to modern. Among this wealth of style, the main building of the Botanical Garden, designed by Polish military engineer Jordan Wysocki, also stands out.

Andrea Rezza, sales coordinator for Mel Properties' Palermo branch, agrees with the area's outstanding architecture. "The city has been architecturally and culturally influenced by other European cities, and the iconic buildings found in this micro-area of Palermo are a testament to this," she notes.

Then, halfway down the block between Ugarteche, José María Gutiérrez, República Árabe Siria, and Cabello streets, you'll find the Palacio de Los Patos, a housing complex built in 1929, which alludes to the fact that, after the 1929 crisis, its inhabitants were left in ruin or facing financial difficulties.

"They were named that way because of the feathers of ducks that are always dry or lacking money. In an academic style, it has 144 apartments and is the work of architects Henri Aziere (French), who designed the plans, and the Argentine Julio Senillosa, who modified them and oversaw its construction at the request of its owner Alfredo Miguel Chopitea. Cultural figures, scientists, intellectuals, artists, and prominent families lived there," Rezza says. He explains that very nearby, on Ugarteche and Las Heras Avenue, is another of the area's emblematic buildings, the Palacio de los Gansos (Goose Palace ), built in 1942 across from the Botanical Garden. It is a 70-unit building, also commissioned by Chopitea. "Its name alludes to the goose step of military marches, since it is said that many of its original inhabitants were military personnel," he explains.

Another building that ties into the neighborhood's rich architectural history is the Evita Museum , located one block from the Botanical Garden, on the corner of Lafinur and Gutiérrez Streets. Colonial-style, it dates back to 1923. In 1948, the Eva Perón Foundation acquired the building to house a shelter, which was closed after the 1955 Liberating Revolution.
The site that gives this sub-zone its name is, for Hernán Siwacki, CEO of Capital Brokers, his main source of value. “The Botanical Garden is a natural reserve with a biodiversity unlike any other in the city. In addition to the trails you can explore within it, you can sit and read a book surrounded by vegetation and silence,” he notes, adding that this unique natural attraction is combined with the most active and comprehensive area of Palermo in terms of transportation connections, shopping centers, subways, restaurants, art, and culture.

For Rezza, this is an area with no weak points; "it has the best of all worlds," he says. He also highlights that it combines the city's best shopping (Alto Palermo), the best gastronomic, artistic, and cultural offerings (the nearby Palermo Soho and Hollywood areas ), transportation (the Plaza Italia hub is considered the city's most connected hub), events (La Rural), and, of course, the greenery of Buenos Aires's most biodiverse lung and its proximity to the Palermo Forests.
María Gabriela Besuzzo, Interwin's Projects and Development Manager, agrees that Palermo Botánico combines the tranquility of a green setting with proximity to the city's main gastronomic and commercial hubs. Furthermore, its cultural offerings, connectivity to the rest of the city, and the development of high-end developments consolidate it as one of the most exclusive areas in Buenos Aires.

All of this is highly valued, which is why it's also one of the city's most sought-after sub-neighborhoods. According to Rizzo, Palermo Botánico attracts a diverse audience , including young professionals and expats looking for an area with a cultural life and good connectivity. It also attracts families who value the proximity to green spaces and quality schools, and investors who buy for temporary rentals, given the boom in short-term rentals in the area.
Bagnato agrees that Palermo Botánico is one of the areas with the best prices in Buenos Aires. “Values per square meter remain high and are on the rise, however, within the area there is a wide range of prices, with the condition and age of the property being very important. The added value of new apartments remains higher, with prices averaging between approximately US$3,000 and US$4,500 per square meter , depending on the location and category of the building. He also emphasizes that the main projects are currently located in the area bordered by Las Heras Avenue, República de la India Avenue, Cerviño Avenue, and Scalabrini Ortiz Avenue.”
The new buildings in this area offer open views, large balconies and amenities.
For his part, Rezza explains that, in general, the real estate market has shown signs of recovery after several years of declining prices and transaction volume. For example, last December, 7,667 deeds were registered, representing the best performance in seven years. "This, coupled with the high land value in the area and the rising cost of construction in dollars, with a dollar that doesn't reflect market inflation, has caused the value per square meter of underdeveloped apartments to immediately show an upward trend greater than the value of new apartments (which have a lower construction cost), and the increase in used residential property is slower, as there is still a large inventory of properties," he indicates.
Regarding values, the sales coordinator of the Palermo branch of Mel Properties, details that today it is difficult to find values below US$ 2,900/m² in pozo , while in the most sought-after areas such as these they can reach US$ 4,000/m² even for units still under construction.
For Carola Fernández Berisso, manager of the Achaval Cornejo residential sector, the Palermo Botánico area is one of the most prominent in Buenos Aires, and its main attraction is this large green space with a unique history.
At the same time, he asserts that current trends in real estate projects point to high-quality apartments that incorporate modern amenities and security. These projects are strategically located near key points in the city, such as parks, cultural centers, and areas of interest, making them highly sought-after options for those who prioritize comfort and a good quality of life.

Elegant buildings that endure
One of them is La Colorada , on the corner of Cabello and República Árabe Siria. This architectural work owes its name to the distinctive color of its façade, and has reminiscences and points in common with the collective housing built in England between 1850 and 1910. "It is a wonderful British construction that imbues this area of Palermo with elegance and tradition," he adds.

A privileged green lung and much more
Regarding the area's characteristics, Darío Rizzo, CEO of Alternativa Propiedades, emphasizes the importance of the Botanical Garden, a seven-hectare green space with more than 7,000 plant species . He emphasizes that, in addition to its natural beauty, it offers educational, cultural, and recreational spaces for visitors. The garden is an ideal place to stroll, relax, learn, and enjoy with family or friends. The site that gives this sub-zone its name is, for Hernán Siwacki, CEO of Capital Brokers, his main source of value. “The Botanical Garden is a natural reserve with a biodiversity unlike any other in the city. New ventures
The appreciation of green spaces in recent years, especially after the pandemic, has increased the value of the square footage in this area. This is how Siwacki describes it, asserting that this is the main reason for the increase in demand. “Buenos Aires residents value open spaces, clean air, and greenery more than ever. In this sense, the Botanical Garden is positioned as the city's main green lung , with the greatest biodiversity,” he says. Therefore, the blocks surrounding this space have above-average demand, especially for the buildings located across from it. The head of Capital Brokers asserts that, logically, this has driven up prices in the area.Bagnato agrees that Palermo Botánico is one of the areas with the best prices in Buenos Aires. “Values per square meter remain high and are on the rise, however, within the area there is a wide range of prices, with the condition and age of the property being very important.
