Real Estate Sales Great New Construction For Sale that is going to be Completed by August 2024 - Meet Palermo

Thanks Wally, it's provided endless amounts of humor! I'm obviously commenting from the cheap seats but seemed fitting.
That is the gift that keeps giving that joke! I see it has been mentioned a few times by @BuySellBA and most people that post follow ups also talk about how lazy the locals are. At lest they can laugh about it. I read a post where someone tried to say Argentina is one of the most productive countries in the world and BuySellBA tore them a new one!

I'm in my early 40s and good looking is subjective, but would say that I'm average but in shape rocking an almost six-pack depending on lighting lol. Albeit shorter than ideal. And here in the states I can afford to have kids and a wife without her working, so long as she's not looking for an extravagant life style. A job that I'll probably be able to continue remote in Argentina although not one I super enjoy and would cut back on.
You are in your early 40's and you want to stop working and retire??? Am I reading this right? And you are selective with females yet you can't afford to have kids. I don't get your generation. If your generation just spent as much energy on working vs. avoiding work you wouldn't have problems.

Can't you find a job in the USA that you would enjoy? You sound like you will fit right in Argentina where no one wants to work and retire early. You would make a great Noqui.

Not for nuthin' but if someone wants to avoid work, wouldn't Argentina be the perfect place? Sounds like you'd blend right in 🙂
It’s not lazy it’s efficient. It’s not about working hard but working smart. Or insert whatever metaphor here to make me sound better 🙂

Completely agree with your assessment @ben I posted about that on my X many times. Most guys on X are pikers. They are lazy. They don't want to work. They are quitting in their 30's or 40's. Hell, I could have retired when I was 33. But it's one thing to retire when you have enough money and another when you are practically broke and can't even support a family.

It boggles my mind why a guy would lose out on his most productive years of his life and losing the power of compound interest. The truth remains the vast majority of people out there (especially men that plan on retiring to Latin America) aren't making nearly enough to fund the rest of their lives. Most don't take account meeting someone else, having kids, getting sick, etc. I've been traveling, living and working in Latin America for many decades and I have honestly NEVER seen it work out for younger guys that "retire early". Over the long run usually some life event trips them up and they all tell me they regret not working harder when they were younger

I dont think the value is high because it's a rental. Overall new construction prices have gone up a lot. I got several offers for my place all throughout before I took delivery and even still. The developer approached me with several offers. My highest was 50% more than what I paid. They long sold out before the building was finished but I guess many potential buyers including my neighbor wanted to buy one. Honestly, I wouldn't sell it for even 100% more. I think the value will keep going up. The neighborhood is great!

Thanks for checking with me. My apartment is rented until October 7 and the guest wants to possibly extend 3 more months but I told him NO discount. Honestly, I am making more with weekly rentals. I couldn't even stay in my own apartment for my August trip! Mike gave me a special deal on his apartment and I'm making more in mine but I still want to stay in my own place when I come. That is why I bought it in the first place.

But I am buying a high end apartment in a hotel building he is planning and will just stay there. 3 bedrooms and high end. I will just stay there. I am not sure how they keep it full but I think since they have been Superhosts for 14 years. Mike sold his company to Airbnb. They paid something insane like a quarter of a BILLION USD! So sounds like he knows some Airbnb tricks or maybe the owners of Airbnb help him with marketing his properties. I'm not sure.
I am still amazed @Johnny at how well your place does. I checked that location and indeed it is very very good. I love that area! I rented another unit in Mike's building. It's not the Penthouse but it will have to do! It seems like all of those units are renting very well.

Not for nuthin' but if someone wants to avoid work, wouldn't Argentina be the perfect place? Sounds like you'd blend right in 🙂
Very true! That is the best line ever. You will be using that line until the end of time @CraigM! I told that to my wife and kids and even my wife's family at the last Asado were all laughing about that and agreed with your friend. They are great because they are able to laugh at themselves. My kids are 50% American and 50% Argentine and now after I told them about what your friend said, any time they don't to do something they tell me 'Dad but I'm a lazy person from a lazy country!' 🤣🤣🤣
It’s not lazy it’s efficient. It’s not about working hard but working smart. Or insert whatever metaphor here to make me sound better 🙂

No
Wait it's not about working hard? What is smart about not being able to afford to have kids? I like your posts and I can tell you are a great guy. But as a father of kids if someone told me that they were working smart and then they told me they can't afford to have kids if they met the perfect woman then I would say you didn't work too smart after all. Do you have enough for emergencies or if you got sick? How much you retiring with? There is a long time from 40's until you die. Life is only getting more expensive. What is going on with prices should shock the hell out of you. Inflation is going to eat whatever little money you think you have saved up.

I like your posts @FuturoBA because you come across as genuine and honest. I am honestly scared for you if you tell me you are working smart and then in the same thread you tell me you can't afford to have kids and you want to not work much in your 40s.

I have to agree with all of you. I think this entire retire early is a joke! It's one thing if you can afford a comfortable retirement but my friends that did that scheme are so cheap. They can't even go out to dinner or lunch with me. It is pathetic. They are on their early 40s and dead ass broke. They can't travel much. They can't have kids. About all they can do is have a dog or a cat. My mate that did that I told him he is a bum and find a job!

It’s not lazy it’s efficient. It’s not about working hard but working smart. Or insert whatever metaphor here to make me sound better
You sound like you will fit in perfectly in my country! You young, capable of work but want to stay home and want Netflix and play all day. You sound like what we call here noqui. You will fit in perfectly here @FuturoBA! All the people want to do what you do. Be in 40s and no work. You sound like my ex boyfriend. He no want to work. He want to play online all day.

He can't afford to take me to Osaka or all the nice places. We only used my aunt's inheritance to travel. Finally I tell him to get lost!
It'll probably more of a coast or barista FIRE/retirement, where I won't be completely retired, but working part time and doing getting into freelance. As is I probably have enough to maintain a single, simple life, but things could change and I don't want to be caught off guard. And no matter what I always will want to be doing something that keeps me focused, more than relaxing or binging or the like.
What this mean? Barista means people that work at coffee shop. Wait. You don't want to work hard now in USA. You American right? You want to not work hard now and you want to be barista you whole life? Is right? Maybe my English is not good. I don't understand. You want to be working in coffee shop all your life?

What do you mean you are "part of the problem"? How? I think most guys out there don't want kids now. They don't even have the money for it. Most that I meet don't even have enough money to support themselves! @FuturoBA if you did meet a great girl in Argentina would you be able to support a kid there? My friend lives in BA now and the private schools are crazy expensive! Can you afford that? I just saw a post about tomato sauce and $34 dollar pizzas in Buenos Aires! That is crazy!
I agree Jenn! Guys living in fantasy world! They can't afford to take care of themselves or have kids. They have no money. They want to be barista when they old man. And they think they can be picky! What kind of crazy world we live in? @FuturoBA sound like my ex boyfriend I just got rid of. He have no money and do not want to work!

Thanks Wally, it's provided endless amounts of humor! I'm obviously commenting from the cheap seats but seemed fitting.
@CraigM your joke is the gift that keeps on giving! I saw your post on X! Funny! I mentioned it the other night at a party and they said that American is right. We ARE lazy! At least they can laugh about it.

@FuturoBA. Good news bad news. Good news is maybe you can come to Buenos Aires. Bad news, don't expect to date any females on ExpatsBA as they know you can't afford to take them out to a nice dinner. Ha.

Is this a common thing? Is it all you Americans that want to come to Argentina and not work? I read other post from StatusNomadicus that got banned. I think I remember he also was not too old and unemployed. Is this an American thing? Most of the Americans I know are very hard workers. I am retired but I worked all my life until my 60s. What is with young guys not wanting to work?

Not for nuthin' but if someone wants to avoid work, wouldn't Argentina be the perfect place? Sounds like you'd blend right in 🙂
You always make me laugh @CraigM! It is bad Argentineans have that reputation but I think it is true too. My friends always joke similar.
Completely agree with your assessment @ben I posted about that on my X many times. Most guys on X are pikers. They are lazy. They don't want to work. They are quitting in their 30's or 40's. I see this many times here. I had to see many friends leave Buenos Aires that were supposed to retire here. But the last few years have gotten so expensive and the life people have had here before going out to eat daily is gone now. My friends moved back home and said other than low rent all the things are more expensive here. Even medical insurance is too much here for many retired here now.

Not for nuthin' but if someone wants to avoid work, wouldn't Argentina be the perfect place? Sounds like you'd blend right in 🙂

I have a daughter that is going off to college. I am scared that this generation is ruined. No one wants to work how I worked when I was young. Very depressing. @CraigM we have to meet up. I just went to lunch with Mike in Tijuana. He showed me you and your brothers texts about Canadians coming first in line. No way! We duke it out. I can't wait to meet you in person!

I'm in my early 40s and good looking is subjective, but would say that I'm average but in shape rocking an almost six-pack depending on lighting lol. Albeit shorter than ideal. But truth is I have a plan. And truth is it won't be quick, and it won't be quick, and it won't be easy, but it will be freedom. Good part is I will have both a bridge job and bridge savings to carry over until it takes over. That's just plan A. Plan B is return to states for seasonal job. Plan C puckering up and doing full time.
But couldn't you just suck it up and work hard like most of us and retire once you can afford it? I see a lot of guys on X lately. I am somewhat new to X but I got sucked into it reading Mike's posts. I didn't realize how many losers there are out there that don't want to work and still young. Strange times.

@CraigM we have to meet up. I just went to lunch with Mike in Tijuana. He showed me you and your brothers texts about Canadians coming first in line. No way! We duke it out. I can't wait to meet you in person!
Mike said he would deliver the bad news to you Johnny, but he warned us that you wouldn't stand for it and we may have to duke it out. That's okay, hockey season just finished so we were looking for something to do anyway 🙂

Looking forward to meeting in person as well!

Alright time to clear the confusion. Some maybe my fault and some of what I said taken out of context.

Forget what anyone said about what I said or didn't say. This is what I posted, straight from the horse's mouth.
It'll probably more of a coast or barista FIRE/retirement, where I won't be completely retired, but working part time and doing getting into freelance. And no matter what I always will want to be doing something that keeps me focused, more than relaxing or binging or the like.
But truth is I have a plan. And truth is it won't be quick, and it won't be quick(ETA meant to say "rich probably"), and it won't be easy, but it will be freedom. Good part is I will have both a bridge job and bridge savings to carry over until it takes over. That's just plan A. Plan B is return to states for seasonal job. Plan C puckering up and doing full time.
I'm not going to pretend I have all the answers but will always have options should one go sideways. Who knows what's going where tomorrow. Better to be adaptable than stuck on your forever setting.

I agree that retiring early is not for everyone. I'd also say sometimes you should downshift and/or bridge into something else if you have the means, desires, and dedication to do so. Hell, take yourself for example. I believe you said you co-owned or were an executive for a healthcare company doing very well before you shifted to the real estate empire in BA. I'm sure most told you it wasn't the wisest decision and why give up what you already had going, but yet you still did it. And correct me if I'm wrong you did it when you were single, had quite a nest egg, and a long enough run way where you make sure it would work. IE timing was right, funding was right, and opportunity was right.

I'm nowhere near the level you're at, but it's more than being broke while I find my footing.
I am still amazed @Johnny at how well your place does. I checked that location and indeed it is very very good. I love that area! I rented another unit in Mike's building. It's not the Penthouse but it will have to do! It seems like all of those units are renting very well.

I was responding tongue-in-cheek to what I took as Craig cheekily saying how presumably I'd blend in - to say it in a way that would at least make me look good. AKA jokingly responding.

If I fully retired and never made another dime then yes I wouldn't be able to afford kids. But that's not I'm doing. Downshifting plus coasting or barista FIRING probably describes it better. My personal FIRE amount could cover me and downshift and barista aka 2nd likely lower paying, but more liberating job would cover the costs of anything else.

Barista FIRE is just a term, doesn't literally have to be coffee shop. Usually it's a second job, after quitting or my case downshifting, that goes towards your goal at slower pace and lower pay. The trade off is it would be a job you enjoy.
@CraigM your joke is the gift that keeps on giving! I saw your post on X! Funny! I mentioned it the other night at a party and they said that American is right. We ARE lazy! At least they can laugh about it.

Awww shucks. Don't tell Che but I kinda had a crush on her and that pretty bigote in her profile pic and I mustache her if I really sound like ex haha.

You're right I could probably play it safe and suck it up, save and invest for the next 10 years and have enough to feel comfortable to include covering a family in BA - assuming inflation doesn't get crazy and dollar doesn't fall. It's the conservative play and I agree the logical play, but that's not for me.

Mike said he would deliver the bad news to you Johnny, but he warned us that you wouldn't stand for it and we may have to duke it out. That's okay, hockey season just finished so we were looking for something to do anyway 🙂

I just had dinner with him again. The good news is we live less than a mile from one another. The bad news is we live less than a mile away from one another so we are always meeting up for lunch and/or dinner. I loved your messages. We laughed so much. Are you keeping your apartments in Palermo Hollywood? I am keeping my 2 bedroom that I bought in the same building as you. I want them all. LOL.

I just love that. One day we're going to have to track this girl down, get her to say it on camera 🙂
I missed the first post. Who is this girl? Is your friend still dating her? I bet she can go absolutely viral saying that on camera and putting it on Tik Tok! She would be famous overnight!

His story is incredible! I didn't read all your posts. Just that you wanted to retire early and didn't have enough money to support kids if you met the right one.

Barista FIRE is just a term, doesn't literally have to be coffee shop. Usually it's a second job, after quitting or my case downshifting, that goes towards your goal at slower pace and lower pay. The trade off is it would be a job you enjoy.
That is probably what the confusion is. I am in finance and literally never heard the term barista used to mean part time job. I think people literally think you would be a barista. Makes more sense but I still can't understand the logic of just going full work mode until you can comfortably retire but agree it is good to stay busy and active.

You're right I could probably play it safe and suck it up, save and invest for the next 10 years and have enough to feel comfortable to include covering a family in BA - assuming inflation doesn't get crazy and dollar doesn't fall. Who cares what people think. Do what is right for you. Forget what I think. I am a senior level banking executive. I don't feel like I am old and I have worked for the same bank for 30 years. Process that! I guess I can't understand logic of guys 30's and 40s wanting to retire early and then not having enough later in life. That just seems silly to me but what do I know. I have been at the same bank for 30 years. I guess I am a dinosaur.

Yes! Maybe FuturoBA can spend time with my ex boyfriend. They will have a lot in common. He can't afford to take me out. I loved him but I want kids some day and he can't afford kids he tell me! I tell him study harder and work harder and he tell me impossible for him. I get inheritance from my aunt that died. I offer to move to Spain and my uncle offer him job where he make good salary. He have Spanish passport too. He say no he can't be away from his mother. I tell him but you are in your 30s! @FuturoBA when you come here I connect you with him. You two will be fast friends.

Awww shucks. Don't tell Che but I kinda had a crush on her and that pretty bigote in her profile pic and I mustache her if I really sound like ex haha.
I sorry but I already have one loser boyfriend that can't afford to have kids. I don't want another! 🤣 You also say you very short man. I like tall men. How tall are you? You at least 1.75? That my minimum height. Do you at least that?
