Real Estate Sales Great New Construction For Sale that is going to be Completed by August 2024 - Meet Palermo

No the owner is just selling it. Sure, it's been a solid rental but price m2 has gone way up. Look at prices in new constructions now. They are already above $4,000 USD m2 just like I predicted back in July 2023 would happen. Everything that is playing out in Argentina is what I predicted in July 2023. Several of my clients already flipped and made amazing cash. Most are selling to buy something larger in Buenos Aires. Some sold to buy an apartment in my new apartment hotel project called Limitless.

This is a lot of fun seeing things turn out exactly as I predicted. Fun times correctly timing the market in Buenos Aires for the past 23 years.
I read your old X posts. Wow did you call it. I still can't figure out how you knew July 2023 was the bottom? I looked and that was the exact bottom. Not sure how you called that after prices fell for 5 years in a row. Incredible.
 
I tried to rent @Johnny's penthouse for my brother that wanted to stay over near Alto Palermo and it was booked until almost October. Impressive considering how dead Buenos Aires is. All of the units in that building were all full. Not sure how they do it but all were busy.

That makes sense. The current owner is selling it as a business versus as a residential and can show his ROI to justify the price. It's crazy in the short amount of time how much such units are turning around for.
@FuturoBA didn't you recently buy a place last year. How has the value went up compared to when you bought it? How are rentals going in yours?

Can you sent me the Airbnb link? I have a friend coming in November and would gladly rent @Johnny's apartment.

I don't know about the value as I have plans to sell, but rentals going well. It's booked out until September - which is when I plan to move down, but keeping my fingers crossed that I can stay on track. Argentina is maybe already rubbing off on me before I even get there, with all the talks of holidays and laziness, I've been doing the same. 🙂

How much are you getting per day/week/month? I just saw Johnny's and his monthly rate is over $3,200 dollars a month! Holy smokes that is more than I paid in the USA! Good Lord! @Johnny are you really making that much per month? If so I need to buy a place urgente!

It'll probably more of a coast or barista FIRE/retirement, where I won't be completely retired, but working part time and doing getting into freelance. As is I probably have enough to maintain a single, simple life, but things could change and I don't want to be caught off guard. And no matter what I always will want to be doing something that keeps me focused, more than relaxing or binging or the like.
How old are you if I can ask? I saw some of those FIRE websites but it seems like a lot of guys doing that are single but do you plan on getting married or have that goal? Kids? Could you afford to live in BA with kids? I am seeing the cost of things like healthcare and tuition and honestly I couldn't afford to have kids in BA. I would go broke. What freelance gigs can you do in BA? I have a lot of friends that are unemployed here.

I dont think the value is high because it's a rental. Overall new construction prices have gone up a lot. I got several offers for my place all throughout before I took delivery and even still. The developer approached me with several offers. My highest was 50% more than what I paid. They long sold out before the building was finished but I guess many potential buyers including my neighbor wanted to buy one. Honestly, I wouldn't sell it for even 100% more. I think the value will keep going up. The neighborhood is great!

I couldn't even stay in my own apartment for my August trip! Mike gave me a special deal on his apartment and I'm making more in mine but I still want to stay in my own place when I come. That is why I bought it in the first place.

My place is nowhere as nice as Johnny's nor with his high end furnishings - originally I wanted it lightly furnished bc I planned to move there shortly afterwards and replace them then. More than a year later and still not yet moved. Also not doing Airbnbs, and tenants are mostly multi-month rentals.

I wouldn't be able to FIRE with kids - way too expensive. I'm not 100% against getting married, although I think I'm a bit skeptical of it. Standards are too high, my type is too narrow, and would rather be single than settle.

Freelancing I would never do in BA, I would do remote that comes from the US or the like. Keep my current position but work part time, find gigs that fit my skills, or up skill to fit a niche - or a combination there of and adjust as things change.

More realistic. I admit I may be part of the problem, but there's also been a cultural shift that having a successful marriage with kids is becoming more difficult. Just like processed foods(via corn syrup, fast food, and preservatives) made lots of people fat in the last century, processed relationships(via FB, tiktock, and social media) are making people vapid in this one. One affects physical health, the other - social.

There are still good people out there, but I just see the needle getting smaller and the hay getting bigger. If it happens it'll more obliquely than directly.

Most guys are losers in this world! I can't tell you how many losers I meet in Spain. Most of them Americans! Fun for a night out or sex but they don't have any money! It is sad how many loser guys there are out there!

You make a great point! I get annoyed at guys that think they can be selective and then you see them and they are bald or fat or broke or don't have anything to their names. No job. I don't know @FuturoBA's situation. I remember reading some posts he was trying to retire young in BA. All I know is my friends both made six-figure incomes working remote and said BA was getting too expensive and moved out. Not sure of your situation @FuturoBA but if you're expecting to make much money in BA probably not a good idea. My friends said impossible to make money there and also remote jobs that pay much are few and far between. I have one and I feel lucky.

Most that I meet don't even have enough money to support themselves! @FuturoBA if you did meet a great girl in Argentina would you be able to support a kid there? I don't mean to sound harsh but my sister is dating a loser now that is also goes on about being financially independent and retiring and the guy can't even afford to take her out to nice meals each month. She pays for him.

In other words you can't afford kids. Sounds like most of the expats I meet in Argentina. Most of them can't afford to live in the USA now so they came here. Good luck finding a quality girlfriend!

As a father of 2 daughters I can tell you that if someone like this tried to date my daughter I'd tell him to get lost. I've found the reality is that the vast majority of guys out there are complete losers and zeros. I'm not speaking about anyone on this thread or board. I'm just saying in general. If someone told me they were retiring early because they didn't want to work in their prime years I'd tell them they are making a complete mistake. Get your ass to work. Young guys re losing out on the power of compound interest in their best and most productive years.

I have a lot of female friends all over the world and they tell me the struggles of dating. Most guys are losers. Pikers. There is nothing worse to me, especially now that I'm a father of 2 daughters is the thought of so many lazy guys out there that don't want to work or build up a nest egg or be successful.

I have met a lot of people around the world and I've found if you're a loser in the USA you will still be a loser in South America.

I'm embarrassed for guys that are younger that don't want to work and can't afford to be a father of kids or even a husband to a wife and take her out to nice dinners, take a few trips or afford to have kids. I'm just embarrassed for them.

They bring absolutely ZERO to the table as far as stability or something to offer to a girl. They can't even afford to have kids. It is true many don't want kids now but I think that is a terrible thing in society that men aren't able to work hard and support a family.

Lots of guys are escaping the USA because they can't afford it. That is ok but I think it's sad if you can't move to Latin America and afford kids here either.

I'm in my early 40s and good looking is subjective, but would say that I'm average but in shape rocking an almost six-pack depending on lighting lol. Albeit shorter than ideal. And here in the states I can afford to have kids and a wife without her working, so long as she's not looking for an extravagant life style. A job that I'll probably be able to continue remote in Argentina although not one I super enjoy and would cut back on.

But yet YOU keep picking them... and then complain afterwards.

As far as retirement, although I might be able to squeeze a complete retirement - it would only be possible if I remained single and also gave up any idea of continuing work. Which I'm not. Like I said I'll likely keep my current gig but also move towards a gig where would be both time and location independent. This one's more iffy, but I'm betting on myself and either way have a long run way to achieve something with it.

You're probably right that many females aren't interested in me, especially here in the states. At least the ones that I'm interested in. And even the ones I'm not, lots of females with bloated egos as well.

Most of these guys are looking for get rich quick schemes. Not to sound too much like this..

But truth is I have a plan. And truth is it won't be quick, and it won't be quick, and it won't be easy, but it will be freedom. Good part is I will have both a bridge job and bridge savings to carry over until it takes over. That's just plan A. Plan B is return to states for seasonal job. Plan C puckering up and doing full time.
