@Johnny how long did it take you to furnish your apartment? Did you get help with that? My friend is doing it now and it is taking months and months and some places don't even get back to her and she paid 50% deposits. She is getting worried she got scammed. Beautiful place.
Those rates sound high for Buenos Aires Airbnb's. Many don't look as nice but saw your Airbnb calendar and you are full! Congrats.
I saw the link of that other studio. Gorgeous. I see it also has all 5 star reviews. Do you own that apartment too? Are you interested in selling one?

Hi @James Bond. Expenses keep going up. Still not bad compared to US prices. I posted about my expenses and how they keep going up here. I hope they slow down but utility prices keep going up so I doubt they will stop going up.
Yes they keep going up. They still aren't bad compared to the US but percentage wise it has gone up quite a bit. Here is my bill from January and another one from last month. This is for a penthouse 1 bedroom apartment in Palermo. I'm told for the December bill 98,222 pesos was for some property tax called ABL but even discounting that it went up a good bit. There is a doorman during the day from 8 AM to 8 PM but no real amenities in the building.

Hi Bettina and everyone else that sent me DMs. I just got back from Asia so catching up on messages. I don't manage my Airbnb. I hired @BuySellBA to purchase my apartments. I also hired their interior designer to buy all my furniture and furnish it. They bought about 7 apartments in that building and as far as I know they are managing all of them.
The process on the furniture took a long time. They don't have stores there that have a lot of inventory like the U.S. They might not be answering because in December and January many are on vacation. Fortunately mine was already done but other owners I spoke to in December had to wait because the entire company went on vacation! But from what I heard there are a lot of scams. I wouldn't do it on my own.
I will never sell this apartment. I got many offers already and while they were building it. It does very well as a rental so not going to sell it. All of the apartments in this building have high occupancy. I think there are a few units in the building that I am buying in. It's a few years from being done but last time I checked there were a few units left. It is the same constructor.

Good to hear from you Johnny. Good god that is a 415% jump in one year! That is worse than I thought. Didn't you just buy your apartment. They jumped up 415% in one year??? That was why I moved to Spain. I knew prices would go up but there seems like no slow down. I see utilities still going up and inflation looks like this month with the new change it would be 5% or 6%.
Thanks for sharing that. I am more convinced than ever this won't end up well. Salaries are still less than inflation. That can't continue for too long before the kool aid wears off.

If you come back here is my apartment. I love it. I have a washing machine and dryer in my apartment. It is always booked. The last time I came I couldn't even stay in it because it was already booked. You can see the calendar on the listing.

How is your apartment? If I recall you bought a unit in Palermo also? Did you move into it Futuro. Or are you doing rentals? How are the rentals going? I see far less tourists than before.
It's rented until March when finally I'll be moving down. Finding a way to get my doggo down the best way has been one of the hardest parts lol. Going to go down to Miami which has the best combo of short, direct, and pet friendly airlines.

A lot of airlines aren't allowing pets as check-baggage/excess baggage (AA, United, Delta - unless you're active military for AA?) and worried about mine via cargo (where they may not be on the same flight and having to go through customs). Mine is a too big to bring in cabin, although I've read some people get away with it, I just didn't want to risk it. Combined with snub nosed mix, many airlines also won't even allow through cargo nor checked/excess baggage.
Some of the Latin America airlines seem to have more leeway which I'll write about once everything goes through. Latam airlines seems to be the best fit so far.
No way I'd trust my dog in cargo. What kind of dog do you have? I heard it was difficult but it seems like many have had success flying down with their pets. Can you get some fake certification to say it's a support dog to fly with? Or buy the seats next to you? That's probably what I would do for peace of mind. I had a friend that had their dog in cargo and died. I think you have to sign some waiver that releases them of reliability. I wouldn't trust the airlines.Yes thanks there was also this thread too:

I keep hearing that about dogs in cargo, my brother-in-law told me the same thing about a dog dying in cargo. I saw the official numbers were pretty low but lots of anecdotes otherwise, combined with mine being short nosed and older (10+ yr old) Boston terrier mix I don't want to risk it. Latam airlines seems to be the most accommodating with support dogs so I'm looking into that route. The extra seat is a good idea, was thinking of upgrading to business class but will compare if it's worth it.
My friend was running into that problem with American Airlines. He had to end up going through Colombia and going on Avianca. That might be the way to go? You would have to stop in Bogota but he went with his dog who was very large and he was able to fly with his dog. He upgraded to business class and had room for him.
My friend just stayed in Johnny's apartment and loved it! He was so happy that I recommended it. Thanks Johnny! Wow Johnny I just looked at your Airbnb listing and the calendar looks completely full. Have occupancy rates been good all year long? I thought there were less tourists in Buenos Aires these days? Congratulations!

We purchased several apartments in that building. I personally bought 2 for myself and it's been even better than I forecasted. Everyone has loved it. Besides Johnny's apartment we bought several and they are all amongst the most requested in Buenos Aires. A few other forum members own in that building so I'll let them post if they want to and they can give you their experience with how occupancy is.
The best thing is the value on them have gone way up just as my firm @BuySellBA forecasted to them in 2023. Several of them have gotten offers to purchase them. One flipped already and regrets it as the cash flow has been so strong.
