Great Airbnb rental in Palermo

We purchased several apartments in that building. I personally bought 2 for myself and it's been even better than I forecasted. Everyone has loved it. Besides Johnny's apartment we bought several and they are all amongst the most requested in Buenos Aires. A few other forum members own in that building so I'll let them post if they want to and they can give you their experience with how occupancy is.

The best thing is the value on them have gone way up just as my firm @BuySellBA forecasted to them in 2023. Several of them have gotten offers to purchase them. One flipped already and regrets it as the cash flow has been so strong.

I tried booking your place Johnny for next month but it was already booked. I'm coming with my friend and we booked another 2 bedroom apartment in the same building. It's exciting reading all the reviews! I just hired @BuySellBA and I am looking at some pozo properties to do the same thing you guys are doing.

Mike told me that you guys have stayed in this apartment. I can't wait to come. Coming down next month for 2 weeks and staying here:

You will love that area @Uncle Wong! Very convenient. I live near this area and I think it is one of the best in the city. You are close to everything. Anything you need is all within a few minutes walk. Where are you looking to buy your place? What neighborhoods?
 
Wow Johnny I just looked at your Airbnb listing and the calendar looks completely full. Have occupancy rates been good all year long? I thought there were less tourists in Buenos Aires these days? Congratulations!
Yes it has been almost full occupancy the entire time I have owned it. I started renting it in December 2024. I started getting bookings immediately. I was told that tourism was very slow last year down about 25% but I sure didn't feel it. I even had an Embassy that wanted to rent it for 1-2 years but I didn't want to do that because I come down 2-3 times a year and wanted to stay in it. Probably a mistake not to have taken that but the bookings are busy anyway.

They told me that we can slowly raise the prices because it is so busy. But I am fine at the prices I am charging. I didn't pay very much for this apartment so I'm very happy.

I agree Ben. I didn't know BA at all and bought this before I even went down there. I just bought based on what I was told and that it would be a great investment. I love the area.

Will there is a little Carrefour across the street and a kiosko that is open 24/7 on the corner. A dry cleaner/laundrymat right next door! A huge Coto supermarket that is huge and two levels is 2 blocks away and a Chinese grocery store a few buildings down. Also an ice cream store at the end of the block. I can't remember the name of it but it is fantastic! I have a welcome guide in my place with some great restaurants. You probably have the same suggestions in the apartment you booked. You are going to love it.

You looking at Feel Palermo? A few of us on the forum also bought in that building in Palermo Hollywood. A great location. I bought a 2 bedroom apartment in that building. It's not done until January 2028 but I think there are a few left in that building. Mike just sent me a price list from the same developer in Recoleta. I might buy one in that building too. I actually like Recoleta better than Palermo. Talk to Mike. He owns an apartment in Recoleta right across the street from where the new development is. They didn't break ground yet.

This is great to hear Johnny. My sister bought a pozo property and seeing all of the rental calendars booked is making her excited. Especially when tourism is down so much. If BA ever gets cheap again I guess it will be much busier!

You have any larger properties in that building? I have some family coming down later this year but they need 3 bedrooms. You have anything like that?
 
I don't think all Airbnbs are doing too well. I talked to a lady that I was renting on Airbnb last year and I sent her a Whatsapp and she said she had to convert it away from STR's. She said it was too expensive with all the bills. She is renting it long term 2 year contract now. Bummer. I liked that place. There seem like a lot less rentals on Airbnb now.
 
I don't think all Airbnbs are doing too well. I talked to a lady that I was renting on Airbnb last year and I sent her a Whatsapp and she said she had to convert it away from STR's. She said it was too expensive with all the bills. She is renting it long term 2 year contract now. Bummer. I liked that place. There seem like a lot less rentals on Airbnb now.

You have any larger properties in that building? I have some family coming down later this year but they need 3 bedrooms. You have anything like that?
No actual 3 bedrooms but we have this unit which is a 2 bedroom apartment next to a 1 bedroom apartment. They have separate entrances but you have the benefit of being in the same location and having your own privacy. You can see the floor plan below. Our guests have really loved it.

It is ranked as the Top 5% of all apartments in Buenos Aires by Airbnb.

So I’m one of the other forum members Mike mentioned that has a unit in the building: Condo in Buenos Aires · ★4.97 · 2 bedrooms · 3 beds · 2 baths Just like Johnny’s apartment, the occupancy has been incredible- it’s constantly around the 90%+ rate. In fact I don’t think it’s dipped below the mid 80% mark since it was first listed last year in February! I bought it for around $200K and have gotten 2 unsolicited offers for $340k. If any forum members are interested in booking a stay, let me or @earlyretirement know. Big thanks and kudos to him making it all possible!
