Various analyses by portals such as Zonaprop, Argenprop, and Cabaprop agree that Villa Pueyrredón is among the neighborhoods with the highest year-over-year increases in sales prices, with variations between 12% and 15%. This phenomenon occurs in a context where the average value on the used market in the city is around US$2,250 per square meter.
The northwest neighborhood of Buenos Aires has established itself as one of the most sought-after areas for its residential character, connectivity, and service offerings, which has driven up the price of apartments and houses.
Villa Pueyrredón combines neighborhood tradition , connectivity, and commercial offerings, making it one of the most attractive areas for young families and investors. With low-rise buildings, plazas, and commercial thoroughfares, it has achieved an appreciation that is reflected in both sales and rental transactions.It is bordered by Salvador María del Carril, De los Constituyentes Avenue, General Paz Avenue (Capital-Province boundary), Mitre Railway tracks (José León Suárez branch) and Campana.
The neighborhood's appeal
Lucas Bonillo , of Bonillo Centro Inmobiliario, explained that demand was the main factor behind the growth. “People are looking to live in quieter neighborhoods within the capital. Villa Pueyrredón has that characteristic, in addition to a wide range of restaurants and shops. It's one of the neighborhoods with the most trees and squares in the city and maintains a style that is highly appreciated,” he noted.
The neighborhood combines tranquility, good connectivity and commercial offerings, factors that sustain demand.

Bonillo indicated that the average value per square meter used in the neighborhood is US$2,263, in line with what Zonaprop reported. “For years, the difference with Villa Urquiza was very significant, but it has narrowed recently. Today, Pueyrredón remains more affordable, although with similar connectivity, commercial offerings, and services. Peace of mind is a key differential,” he noted.
Most searched streets and areas
The area between Griveo and Nueva York and between Gavilán and Cuenca is one of the most sought-after. It offers proximity to shops, quick access to avenues like Mosconi and Artigas, and proximity to established neighborhoods like Devoto and Urquiza. Connectivity to bus lines and the Mitre railway increases demand.Bonillo explained that the reference prices for new units are within a defined range: studio apartments between $70,000 and $85,000, one-bedroom apartments between $100,000 and $130,000, and two-bedroom apartments from $165,000 to $200,000.

"It's a tempting neighborhood for investors, both in existing units and in existing developments. Rentals offer annual returns of between 5% and 7%, while new projects can achieve projected profitability of between 10% and 15% due to the appreciation of the square footage," he added.
An expanding area
Damián Valoni , of Valoni Inmobiliaria, emphasized that Villa Pueyrredón has established itself as a sought-after location in the northern part of the city. “It has established itself as a very attractive property due to its tranquility and proximity to Urquiza and Devoto, which are home to commercial and gastronomic centers. In recent years, high-quality projects with parking and amenities have been built, which has raised average prices. The return of mortgage lending also played a role, revitalizing the market,” he analyzed.The specialist compared prices with nearby neighborhoods: “Villa Pueyrredón is higher than Agronomía and Parque Chas, where the average price is between $2,100 and $2,200, and lower than Villa Urquiza and Villa Devoto, which are around $2,500 and $2,600. The difference is that it combines a neighborhood spirit with plazas and low-rise buildings, but with good connectivity thanks to the Mitre train, its proximity to the San Martín River, and avenues like Mosconi and Constituyentes.”

Regarding the most sought-after areas, Valoni mentioned the proximity to the Villa Pueyrredón station on the Mitre highway and the area surrounding Martín Rodríguez Square, the neighborhood's main plaza. He also highlighted arteries such as Mosconi, Constituyentes, Salvador María del Carril, Nazca, and Albarellos, along with streets such as Habana and Obispo San Alberto, where the most popular shopping and dining options are concentrated.
Valoni specified prices for used apartments: “Studio apartments range from $75,000 to $85,000, one-bedroom apartments range from $95,000 to $115,000, and two-bedroom apartments range from $140,000 to $160,000. Larger units with garages can exceed these prices.”
Regarding the buyer profile, he explained: "Most are young people or couples looking for their first home. Investors are also showing interest because rentals yield around 4% annually and demand has been high since the changes in the rental law."
A residential bet
It is a well-connected residential neighborhood bordering Villa Urquiza and Villa del Parque, among others.Adriana Labat , from the eponymous real estate agency, noted that the neighborhood combines residential potential with good connectivity. “Villa Pueyrredón offers a peaceful atmosphere and is very well connected to the rest of the city and Greater Buenos Aires. It attracts families and professionals looking for convenience without being far from urban activity. Its proximity to General Paz and access to public transportation make it competitive,” she stated.

He emphasized that it allows for managing different types of properties: "There are everything from single-family homes to apartments designed for investment. Labat emphasized that the neighborhood also benefits from the student population due to its proximity to the Mitre railway and Parque Agronomía. "The combination of neighborhood tranquility with quick access to more active areas makes it a highly sought-after option," he stated.
Rents on the rise
The rental market also showed increases. According to data from local operators, one-bedroom apartments start at $450,000 per month, two-bedroom apartments at $600,000, and three-bedroom apartments from $800,000. The most sought-after areas are concentrated near Mosconi, Zamudio, Nazca, Griveo, and Artigas, where there is a wide range of commercial offerings and proximity to transportation.Villa Pueyrredón has become a benchmark neighborhood in the Buenos Aires real estate market. With rising prices, diversified demand, and profitability for investors, it has established itself as one of the most dynamic districts in the last year. "It's a neighborhood with great potential, which maintains its residential spirit while also offering investment opportunities. This combination makes it unique on the city map," Labat concluded.
