Are Airbnb's in Buenos Aires still very profitable? How many are still doing it? Doing well?

I haven't heard much about Airbnbs in Buenos Aires lately. Are they still profitable with tourism taking such a nosedive last year? A few friends got out of it because they say they can make more renting long term. Anyone doing them still? How are you doing? What about expenses? Electricity and gas jumped up so much. Same as water and monthly condo fees. Is it still worth it?

I saw a map from Airbnb of all the rentals in BA and still looks like a massive amount of rentals in the city. Without tourism they can't all be doing well.

No doubt a lot of Airbnb's in BA but most of these are smaller studios or 1 bedroom. I bought a 2 bedroom that they are building now because I wanted more room when I stay and also mostly just an investment for me. My `1 bedroom did amazing last year. It is coming up on a full year of renting out and occupancy rates were great.

I posted one of my electric bills you can see if you look up. I am in Asia now but you can see my old post. Rates are not too bad. I also posted a condo bill. That has jumped up a lot.

Thanks for posting your electricity bill. I was curious how much usage guests would use. I put a link to Johnny's post down below. I had 2 neighbors that were doing Airbnb for years but they switched to long term rentals as they are complaining about lower occupancy and higher electricity and condo bills. Now the tenants pay those.

I would have to think most owners are making less but I have talked to a few owners that are still doing great.


 
Some have gone away. The Airbnb that I stayed in before the owner told me she converted over to long term. I was sad as I loved the location in Palermo Hollywood. It's a crap shoot with some of these because they look nothing like the photos. I went to see Johnny's apartment and it is very nice.

I always just filter my search with a King bed, AC, wifi, Airbnb Favorite and location and then I will read through all the reviews to see if people mentioned noise or problems. No shortage of decent Airbnbs in BA.
 
I am buying an apartment. I hired @BuySellBA and they let me talk to a couple of their clients that own Airbnbs and they are happy. I spoke to 2 Americans and they are very happy with the short-term rentals. I went to go see two of the properties and I stayed in one Airbnb from one of these owners and they were night and day difference from other cheaper rentals.
 
At least under Milei owners won't have to worry about the industry getting regulated or banned like in Paris or NYC. Milei is all for the market sorting itself out.
This is something nice that you don't have locals screaming how STRs are driving up rental prices. Rental prices are on the rise here but seems like more locals aren't as enthusiastic about getting into short term rentals with utility prices and hoa fees so high.

Wow! That is a big jump up in the monthly condo fees @Johnny. What amenities do you have in the building? Is there any doorman?
