When purchasing a property, many people wonder what the transaction process is like. Among the questions that arise is who is responsible for paying the fees and what percentage of the property's value they represent .
After consulting the Buenos Aires City Real Estate Association, the organization confirmed that fees in Buenos Aires vary depending on the type of transaction. According to Law 2340 of the City of Buenos Aires, in the case of the purchase and sale of a residential property , both parties must pay, albeit at different percentages: the owner pays 3% and the buyer pays between 3% and 4%.

In the case of rental housing, it's worth noting that in Buenos Aires, as a result of Law 5859, implemented during the Rodríguez Larreta administration, real estate agents cannot charge fees to tenants; only the owner pays 4.15%.
However, in the case of commercial rentals, such as offices, premises, warehouses, among others, the owner must pay between 3% and 5%, while the tenant pays 5% (plus VAT, if applicable).

Today, anyone who wants to work as a real estate broker must complete a degree —which in some provinces is a university degree and lasts more than four years— and, once graduated, obtain a license and pay the association a fee (annually or as a percentage of transactions) to be able to practice the activity .
