Property values in the northern part of Greater Buenos Aires continued their upward trend in September, with a 0.6% monthly increase and a 1.9% cumulative increase so far this year, according to the latest report from Zonaprop . In contrast, in the western-southern region , prices remained unchanged compared to the previous month.





While some areas of the metropolitan area remain relatively stable, the northern part of Greater Buenos Aires continues to show signs of dynamism in the real estate market . Currently, the value per square meter in this region stands at US$2,350 , representing a cumulative increase of 5.3% so far through 2025 .

Analyzing the year-over-year trend—from September 2024 to September 2025—85 % of the neighborhoods in the area saw increases in listing prices .





In terms of specific units, an average one-bedroom apartment (50 m²) in this sector costs an average of US$115,692 , while a two-bedroom apartment (70 m²) costs US$175,453 .

Unlike other areas of the GBA , where prices remain more stable or even decline, in the north, the average value has accumulated a 9% year-over-year increase . Apartments in the process of construction , in particular, are driving this growth the most , with above-average increases.

In the northern part of Greater Buenos Aires, La Lucila continues to top the list of neighborhoods with the highest sales prices, with an average value of US$3,654 per square meter . Vicente López ( US$3,541/m² ) and El Cazador, in Escobar ( US$3,152/m² ) are next in line , rounding out the list of most expensive neighborhoods.





Other neighborhoods that also register high values, although below the top three, are:



  • Villa Martelli : US$2358/m²
  • Munro : US$2123/m²
  • Engineer Maschwitz : US$1847/m²




In contrast, Barrio Infico (San Fernando) is the most affordable property option in the area, with an average price of US$906/m² . Also among the most affordable are José C. Paz Centro ( US$1,007/m² ) and Loma Hermosa ( US$1,041/m² ).

The value per square meter in the western-southern GBA remained virtually unchanged in the last month, with a rise of 0.1% . In September, the average price stood at US$1,637/m² , representing a cumulative increase of 1.9% so far in 2025. The year-over-year increase was 2% .



In terms of specific units, a one-bedroom apartment averages US$82,438 , while a two-bedroom apartment reaches US$117,764 . As in the northern region, under-construction apartments saw the largest increases so far this year.

In terms of average neighborhood values, Tristán Suárez tops the list of most expensive areas, with an average of US$2,959/m² , followed by Villa Udaondo (US$2,665/m²) and Don Bosco (US$2,550/m²) . These are followed by:



  • Wilde : US$1,625/m²
  • El Palomar : US$1517/m²
  • Villa Atlántida : US$1403/m²


At the other end of the spectrum, Don Orione is the most affordable neighborhood in the region, with an average price of US$550/m² . Longchamps (US$764/m²) and Villa de los Trabajadores (US$773/m²) are also among the most affordable .
