The real estate market has been reshaped over the last year and a half, and the current situation presents an attractive combination for investors and end users. In this context, many are wondering if there are property options for less than US$100,000 . The answer is yes: there are properties for less than that price, even in the most sought-after neighborhoods, such as Palermo, Villa Devoto, and Caballito.

Indeed, this is a time when the real estate market has regained its appeal as an investment option: if we analyze apartments in Buenos Aires, we can see that the return on investment in these properties has grown over the last year, going from 4.24% in July 2024 to 5.37% in May 2025.

Mortgage loans have awakened after a long slumber and, for the past year, have provided a tool to make the dream of owning a home a reality. According to the latest figures from the Association of Notaries of Buenos Aires City, 1,300 mortgage transactions were signed in May , an 822% increase compared to the same month last year. In the first five months of the year , 5,394 deeds with bank financing have already been signed.

Needless to say, a month ago, the government announced several measures easing controls on real estate purchases, thereby encouraging Argentines to use dollars "under their mattresses." According to the regulations, from then on, only property purchase registrations for amounts greater than 750 minimum, vital, and mobile wages will be reported . This amounts to $235,050,000, or about US$200,000 at the current exchange rate. Previously, it was 200 minimum wages, or $62,680,000.
