In the sky above Buenos Aires, there's a building that touches the clouds. At 239 meters tall, the Alvear Tower is not only the tallest skyscraper in the country, but also a symbol of urban luxury that redefined the skyline of Puerto Madero. From its upper floors, the city appears distant, like a perfect model where rivers, highways, and towers blend together. But behind its mirrored windows and high-speed elevators, what unfolds is another dimension of Buenos Aires: one designed only for a select few.



Located in the heart of Puerto Madero, the Alvear Tower represents the culmination of the transformation of an abandoned port area into a rapidly growing residential and commercial district. Its silhouette dominates the Buenos Aires skyline and houses some of the city's most expensive properties. The 54-story building was designed by Pfeifer-Zurdo Arquitectos and opened in September 2019. Its construction required an estimated investment of between US$150 and US$160 million.

A neighborhood that looks out over the river from above​

Puerto Madero grew upward. What began as an urban intervention to reclaim the city's downtown waterfront became a catalog of contemporary architecture. The cranes never stopped for more than 20 years. First came the office buildings and international hotels. Then, the luxury residences.



Today, the neighborhood is home to the country's tallest towers: the Alvear Tower, the two Renoir towers , the Mulieris complex, and the Harbour Tower and Art María buildings . They all have one thing in common: they offer panoramic views, first-class amenities, and prices commensurate with their exclusivity.

How much does it cost to live at the top of Buenos Aires?​

Access to a unit in the country's tallest tower isn't for everyone. According to data published on the Zonaprop platform, there are currently 12 apartments for sale in the Alvear Tower , with prices that reflect both its location and luxury.



The most affordable unit is around US$839,000 (US$9,300/m²) in total value and is a 90 m² apartment with one bedroom and a garage. From there, prices rise rapidly. For example, a 144 m² property with two bedrooms, two en-suite bedrooms, and a large service quarters is listed for US$1,149,000 (US$8,000/m²).

In the upper-middle segment, there's a brand-new 152 m² unit , also featuring two suites, a guest room, a separate kitchen, and a living room with prime views of the river and the city. Its market value is US$1,350,000 (US$8,800/m²) .



However, the real leap in scale and exclusivity comes in the larger units. The most expensive penthouse currently for sale boasts 448 m² of total space distributed across six rooms, four garages, and a price tag of US$6,500,000 (US$14,500/m²). This includes an office, two service quarters, a kitchen with a dining area, a laundry room, and high-end finishes such as marble and wood floors. It is also available for rent for US$28,000 per month.
