According to the latest real estate market data from a private report, the city of Córdoba is one of the cheapest places to buy a property in the country's main urban centers . For example, in the capital, the average apartment price is US$1,371/m². It's worth noting that the average price in this city is 44% lower than that of Buenos Aires, which has a purchase price of US$2,450/m² , according to the real estate platform Zonaprop.





The second is Rosario , in Santa Fe, where the average apartment price rose 1.3% in August to US$1,755/m² . So far this year, it has accumulated an increase of 11.5%. On average, a one-bedroom apartment of about 50 m² costs about US$87,000, and a two-bedroom apartment of 70 m² reaches US$135,000.





This is followed by the western area of Greater Buenos Aires (GBA) where apartment prices are US$1,635/m² , meaning that a one-bedroom apartment of 50 m² is valued at US$82,000 and a two-bedroom apartment of 70 m² reaches US$117,000. In the northern area of GBA , the square meter is located at US$2,336 , meaning that an average one-bedroom apartment of 50 m² is valued at US$114,000 and a two-bedroom apartment of 70 m² rises to US$175,000 .



CABA tops the sales ranking , with an average apartment value that rose 0.4% in August. The average price is US$2,450/m² , reflecting a cumulative increase of 5.4% through 2025. Puerto Madero is the neighborhood with the highest price, with US$6,669/m² for new apartments and US$5,917/m² for used ones.

Where to rent at the best price​

When it comes to rent, the cheapest city to rent an apartment is Rosario , where, on average, a one-bedroom apartment costs around $446,342 per month . According to the Zonaprop report, Puerto Norte is the neighborhood with the most expensive rental prices for this type of apartment, at $570,975 per month, compared to the España and Hospitales areas , which are the cheapest at $319,935 per month.



Meanwhile, in the city of Córdoba , the average rental price for a one-bedroom apartment is $445,796 per month, but since this is from February, it is estimated that the current price is higher than that of Rosario. It's worth noting that rental prices in Córdoba are 33% lower than those in Buenos Aires , which reach $682,377 per month for this type of apartment. Las Rosas is the most expensive neighborhood in Córdoba to rent in the city, and San Martín is the most affordable.





In the western part of GBA , the rental price for a two-bedroom unit is $537,249 per month . Villa Fisher is the area with the highest year-over-year increase, adding up to 143.4%, and El Llavallol the lowest, with 33.1%. In the northern GBA , the rental price for a two-bedroom apartment is $659,645 per month . Larger apartments see the highest increases, with Olivos and La Lucila being the neighborhoods with the most expensive offers, at $816,304 and $801,190 per month, respectively.



Finally , CABA is the country's most expensive place to rent an apartment . For example, a one-bedroom apartment in the city rose 2.1% in August to $682,377 per month . The average 40 m² studio apartment rents for $583,215 per month, a 50 m² one-bedroom apartment for $682,377, and a 70 m² two-bedroom apartment costs around $915,882.
