The new Colegiales neighborhood is consolidating its position as a premium neighborhood in the city. Surrounded by greenery and steps from Federico Lacroze Avenue, the Colegiales District, located on Moldes between Palpa and Aguilar, has become a well-connected neighborhood in Buenos Aires, steps from the subway and the train with bike paths, and close to schools, health centers, and cultural venues .

where tree-lined streets, signature cafes, and neighborhood culture merge with a growing culinary scene and enviable connectivity. “It's like living in a peaceful setting without sacrificing the energy of the city,” describes Carlos Casto, president of the Sancor Seguros group, which has invested more than US$65 million in the purchase of land on which it plans real estate developments.

To date, it has more than 20 real estate projects, both completed and underway, for which more than US$130 million has been invested . While its strategy is to establish strong presence in Buenos Aires with land in prime neighborhoods such as Palermo and Núñez, the group has projects in various locations across the country, ranging from Sunchales, Santa Fe, Funes, Rosario, Córdoba, Posadas, Neuquén, and Mendoza.



In Colegiales, the group spent more than US$12.5 million on the purchase of land where they will build two AVA-branded buildings totaling 21,730 m², of which 17,479 m² are marketable.



There are four plots, the two in the middle are part of the Colegiales District that were part of the railway yard delimited by the railroad tracks, between Federico Lacroze and Virrey Avilés avenues, with frontages on Crámer and Moldes streets, which was completely uninhabited until the State auctioned the land in 2019.

The company then purchased the land at the tips to build two more buildings. "The project is part of a profound urban transformation. This same location, not long ago, was a dark area of unused lots, almost inaccessible," Casto acknowledges.



Their first venture was with developers G&D and Fernández Prieto , and they later acquired two more plots of land where they decided to build two new buildings: in 2023, they started with Ava Palpa and have now launched Aguilar in Moldes and Aguilar.



A nine-story building located on a free-perimeter lot with direct access to the green space, in which an investment of US$20 million will be made. Ninety-two apartments with two to five bedrooms will be built, with a starting price of around US$3,300/m2 and rental prices starting at US$190,000.

The project they're working on with the developer Gamaca . "We made a real effort to interpret latent demands that are sometimes not clearly evident in the market," Casto explains. One example, the executive explains, "is large units, which were said to be selling less, but what actually happened was that they weren't developed because they didn't meet the demand of investors."



A notable feature of these buildings is that, as they are within a free perimeter, all units face the urban exterior ; the vast majority have dual orientation and spectacular views: from every floor, you can see the sunset falling over the city.



"It's an area undergoing a major urban transformation with significant potential for growth," adds Matías Garber, director of Gamaca Desarrollos, Sancor Seguros' partner in this project.

Other projects of the group​

The group's first real estate project in Buenos Aires was Oliden, which has already been completed and delivered. "We are one of the first insurers to finance 100% of a real estate project through a closed mutual fund managed by our mutual fund manager and complete it three years later," Casto explains.

In addition to their investment in Colegiales and Liniers, the executive clarifies that they are moving forward with other projects: Dorrego Plaza on the border between Colegiales and Palermo, where they paid US$21,215,000 in a state auction for one hectare, where they are working with a development partner to build a mixed-use project. 66,565 m2 of buildable area will be constructed, 11,402 of which will be owned by Sancor Seguros. They also acquired land in the Innovation Park in the Núñez neighborhood, where they spent US$11,779,690.



When describing the group, Sancor Seguros explains that although it started in the insurance market with a 12.32% market share and more than 9 million policyholders, it has now diversified its businesses. It also owns Prevención ART (leader in the Workers' Compensation market) and Prevención Retiro (Retirement Insurance), as well as expanding into the prepaid medical industry through Prevención Salud and into the banking business with Banco del Sol. It also has a presence in Latin America with subsidiaries in Uruguay, Paraguay, and Brazil.
