Interest in buying property is stronger than ever, following the surge in mortgage lending in April of last year. In this context, many are wondering what real estate prices are and which neighborhoods are best to buy in.
According to a report that reveals monthly property listing prices, the price per square meter in the northern zone stood at US$2,309 in May. This represents a 0.5% increase in May and a 5.3% increase over the past 12 months.

However, some neighborhoods saw a much larger increase, quadrupling the average. This is the case in Villa Adelina, where the increase was 23.9%; General Pacheco, which saw a 21.4% increase; and El Cazador (Escobar), which saw a 20.8% increase.
Although the increases were higher in some areas, certain neighborhoods remain among the most expensive to purchase. La Lucila tops the list, with an average price of US$3,548/m²; followed by Vicente López (US$3,536/m²) and Olivos (US$3,128/m²). On the other hand, Barrio Infico (US$916/m²), José C. Paz Centro (US$982/m²), and José C. Paz Oeste (US$1,047/m²) maintain the most affordable prices in northern GBA.
Thus, a two-room apartment with 50 m² in the northern zone is priced at US$112,899, while a two-room apartment with 70 m² has a sales value of US$173,496.
Núñez, which saw a 17% increase; and Villa Ortúzar and Colegiales, which saw increases of 13.7% and 12.7% respectively.
Specifically, a studio apartment in Buenos Aires costs US$106,631, while a one-bedroom apartment costs US$127,894 , and a three-bedroom apartment costs US$176,091.
Today, a square meter in GBA North is 4.4% more affordable compared to CABA (US$2,416/m²) and 29% more expensive than GBA West South.
