That's why every new transportation project—a subway, an electric bus corridor, a tram—redefines the urban map and increases the value of the neighborhoods that are closer to everything. It's the "proximity effect," a phenomenon already seen with the Metrobus, the H subway line, and the renovation of train stations , and which is now being reactivated with the projects the City has underway.
In the coming years, two initiatives will bring about the greatest transformation: the construction of subway line I-F and the introduction of electric buses and a tram-bus system. Both projects promise to change the connectivity of several Buenos Aires neighborhoods and, consequently, their real estate, commercial, and residential dynamics .

The new F subway line
The most ambitious project, without a doubt, is the Line F subway, which will connect Barracas with Palermo along almost 10 kilometers and 12 stations. According to the Buenos Aires City Government, it will be “the most important transportation project of the coming years” and will allow connections with all existing lines . The route will pass through neighborhoods that currently rely on buses or long transfers, such as Barracas, Constitución, San Cristóbal, Monserrat, San Nicolás, Recoleta, and Palermo.

The second major change will come with the launch of the city's first electric bus line , connecting Plaza San Martín with Parque Lezama . According to the Buenos Aires City Government, the goal is to revitalize connectivity in the Historic District, an area that lost bus lines when many routes were transferred to the Metrobus. The neighborhoods that will benefit from this new line are Retiro, Microcentro, San Nicolás, Monserrat, San Telmo, and La Boca, if the planned extension is implemented.The trambus: a new axis between University City and Retiro
The same mobility plan incorporates an electric tram-bus , a higher-capacity vehicle that will connect Ciudad Universitaria with Retiro. There will be 20 units that will facilitate transfers with trains, subways, and the Metrobus, according to the Buenos Aires City Government. The neighborhoods that will feel the direct impact are Belgrano, Núñez, Palermo, and Retiro.

Which neighborhoods have the most potential for growth
Combining the three projects creates a clear map of areas with growth potential due to improved connectivity:- Barracas. It will be the terminus of Line F. It will go from having limited access to the subway to becoming a strategic hub. It could attract new residential and commercial developments. The average cost per square meter of property in this neighborhood is US$2,053, according to Zonprop.
- San Cristóbal. Historically underrepresented in the subway network, it will be connected to the city center, the north, and the south. It is one of the neighborhoods with the greatest potential for growth. The price per square meter is US$1,879 according to a Zonaprop survey from January.
- Monserrat and San Nicolás. Both neighborhoods will regain connectivity with electric buses and will add stations to Line F. This could accelerate the transformation of the Microcentro (downtown) towards mixed uses. Their real estate values are US$2209 and US$1807, respectively.
- Recoleta. Line F will add an additional access point in an area where the subway doesn't always keep pace with residential density. This could improve internal mobility in this neighborhood, where the average price per square meter is US$2,731.
- San Telmo. The electric bus corridor will restore transportation to an area that had become isolated. It could boost tourism and commerce. The average property price is US$2,112/m².
- Belgrano and Núñez. The tram will strengthen the connection with Retiro and Ciudad Universitaria, benefiting students, teachers, and workers. These neighborhoods have property values of around US$3,214/m².
