The essence of a residential neighborhood with old houses and cobblestone streets that escape the hustle and bustle of traffic still predominates in this place, but in recent years Villa Devoto has been changing : bars and restaurants, with important names in the sector, have arrived to give a different life to an area that is in full transformation .





Its large number and variety of trees is one of its most distinctive features, making it "the city's garden." In ancient times, Devoto had luxurious villas and mansions that reflected that heritage in today's homes, which coexist with modern buildings. But despite experiencing a notable increase in housing demand in recent years, the Buenos Aires neighborhood maintains its identity and is a magnet for those looking for a home .





"Some of the main reasons why 'the city's garden' attracts buyers are the tranquility of its streets , its distinctive architecture , and, without a doubt, Plaza Arenales ," says Sebastián Orlandi, president of Flamma Real Estate. The latter spans four blocks and is bordered by Bahía Blanca, Mercedes, Nueva York, and Pareja streets.

On the other hand, Devoto also offers a wide variety of educational institutions and cultural spaces , in addition to the ever-growing shopping center and gastronomic hub.



Today, there are almost no blocks without developments under construction , something unthinkable less than 10 years ago. Who chooses to live in Devoto? The public looking to make the neighborhood founded by Antonio Devoto their home “are people who already live in the area and don't want to leave,” says Orlandi. But the developer also adds: “Many people from the suburbs buy their homes in the area; they come from San Martín, Ramos Mejía, or Castelar, looking for a neighborhood that offers security in the city of Buenos Aires, but that isn't overrun by large projects.”



A key fact is that "the area is being renovated with the development of mid-rise buildings that respect the area's architectural style , contributing to a balanced housing density. This urban growth extends to the Panamericana and Monte Castro areas, where the development of new projects continues to increase," said Martín Piantoni, CEO of Alton Desarrollos.



“Villa Devoto stands out for its unique mix of green spaces, low-rise buildings, and a well-established community . These spaces not only offer quality of life but also present an attractive long-term investment opportunity,” says Martín Piantoni, CEO of Alton Desarrollos. Unlike other, more densely populated neighborhoods, Villa Devoto maintains its suburban feel , characterized by low-rise houses and a small number of high-rise buildings, he adds.



Furthermore, many families who have lived in large houses in the city of Buenos Aires are choosing to move to comfortably sized apartments, choosing to continue their lives in the neighborhood they love. This trend demonstrates the emotional attachment residents have to these neighborhoods. In this sense, the range of services has also grown significantly. Arenales Square has been transformed into a gastronomic hub , with a variety of restaurants and cafes that attract both residents and visitors. Additionally, the Wine District, a hub shared with Paternal and Villa del Parque, has been operating for two years. “The Urquiza and San Martín railways, along with San Martín and Francisco Beiró avenues, guarantee its connection and accessibility to other areas. Furthermore, its proximity to General Paz Street further facilitates its connection to the rest of the city ,” adds María Gabriela Besuzzo, Interwin's Projects and Development Manager.



As for the neighborhood's micro-areas, “ the developments around the plaza are targeted at local families , everything that is usually built in that area is high-end and it is the most aspirational part of the neighborhood,” says Ximena D'Adam, owner of Century 21 D'Adam, adding that in the rest of the area, “the same line is followed where the offers must be attractive and of good quality, since low-cost constructions are not well received by the buyers who choose Devoto .”

The area of the square and its periphery is protected as a historical site (APH36), limiting the height of potential buildings. Therefore, construction companies are targeting slightly further-away streets that allow for the construction of more square meters .



Such is the case of a project located 500 meters from the plaza , on Concordia 4100, which will begin construction in October 2025 and be delivered in the first half of 2027. With an approximate investment of US$4.5 million, it has already begun marketing its one- and two-bedroom units, which will range from 42 m² to 169 m² total, and all are front-facing. Final prices start at US$112,400 for a 42 m² one-bedroom apartment and reach US$394,000 for a 169 m² two-bedroom apartment.

Green is present in each of the neighborhood's projects





Just steps from a major avenue in the area: Francisco Beiró, on Mercedes Street at 3400 and with a total investment of US$4,500,000 , there is a project with advanced construction, which will offer seven floors with two- and three-bedroom units , with total approximate surfaces between 100 and 190 m² and a single penthouse, plus two basements of parking, and a commercial space/office suitable for professionals on the ground floor. Prices start at US$2,694 per m², with final tickets from US$307,000 for two-bedroom units, and from US$495,000 for four-room units . The project already has 65% of its units sold and the expected possession date is September 2026.





“Live Garden is an excellent investment opportunity in a rapidly developing, green neighborhood. Devoto is highly valued because it has always maintained its residential essence within the city, delivering what is in demand today: a better quality of life. Recently, the area joined the Wine District, an initiative that consolidates and enhances its housing and commercial areas,” says Maria Gabriela Besuzzo, Interwin's construction and development manager.

In this project, prices start at US$2,694 per m2



Another project is located at 5000 Navarro Street. The project, which has already sold 100% of its units, began in September 2023 and was delivered in June 2025. There are eight one-, two-, and three-bedroom units, ranging in total area from 60 to 137 m² . In July 2025, a four-bedroom unit was resold for US$2,820/m².

The building includes eight units with one, two and three bedrooms.





At 3600 Pareja Street , an eight-unit building is completely finished and no units are for sale. The last remaining one was listed for US$1,200,000. These are three-bedroom apartments with an area of approximately 300 square meters . In this building, greenery also plays a prominent role: "It has a green terrace, an eight-meter-high vertical garden, and a garden in which we planted two mature ash trees and other plants to create a green space," says Orlandi.

With a palm tree on the same lot, at Cantilo 4600, a four-story building is in the final stages of development, with 80% of its 30 units sold . These units range from 29 m² studios to 331 m² three-bedroom apartments. With an initial investment of US$6 million, apartments start at US$2,900/m² and go up to US$4,000, with final prices starting at US$95,700 . Development began in 2022 and is scheduled to be delivered in October of this year.

The four-story project has sold 80% of its 30 units.



With an investment of approximately US$6 million, a project began development in July 2025 at Allende 3800, which will be delivered in October 2028. The project covers a total of 3,800 m² spread over four floors , with units ranging from one to four rooms, of which 30% have been sold. Final prices start at US$138,900 and go up to US$531,400 . Like most of the neighborhood's projects, the greenery is its greatest attraction, so it will be maintained and native flora species will be added to the block's greenery.

At 3700 Navarro Street, a development is set to open in November 2025 and is already on the market. With an investment of US$8 million , the building will consist of 17 two- and three-bedroom units with private terraces . Prices range from US$338,400 to US$1,465,500 .

The new developments in the neighborhood have greenery as one of their main features.



Looking ahead, "the expectation is that the value per square meter will continue to grow , driven by demand for new developments and the constant renewal of infrastructure," says Piantoni.
