In a real estate market that usually adapts quickly to different economic scenarios, one of the most profitable investments in recent times, and which continues to grow, is temporary rentals. Although this modality has always been more profitable, as long as high occupancy levels are guaranteed, the segment has managed to consolidate itself based on two major trends: the professionalization of a unit management service and the proliferation of a great diversity of ventures designed for this specific demand.

According to specialists, the temporary rental business today is offering a return of between 8 and 10% annually in dollars, which, added to the general idea that property values will soon begin to rise, makes it an of the most attractive investment opportunities.

“There are a series of very versatile ventures, whose units can be used for temporary rentals, but also for seasonal or even traditional rentals,” says Martín Boquete, director of Toribio Achával. “Today it is a business that is based on two aspects. On the one hand, due to the revaluation of the asset: the market is waiting, and there are reports that support it, that the dollar prices of properties will begin to rise. And, on the other, for the business of income enhanced by digital platforms,” he adds.

Of course, at this particular moment in the market, in which it is estimated that there has been a depreciation in dollars of up to 35% of properties in the last four years, there is a new trend that is facilitating the temporary rental business. . And it is the possibility of transferring the administration of the units to a company or even, in some cases, to pools managed by the developers themselves.

“Today there are new players in the market who are dedicated to making it easier for owners to manage their apartments, who in addition to renting them and collecting payment, also provide cleaning or repair services. The business has become very professional,” explains Boquete.

The most sought after ventures

In a business that does not offer substantial differences in the rate of return or occupancy according to the different neighborhoods, today there is a great diversity of projects with the ideal conditions for investment in temporary income. What are some of them? Let's review.

  • Haaus II.
