The data arises from the eighteenth consecutive annual survey that Reporte Inmobiliario carries out on urban land with a buildable capacity greater than 800 m2, considering the entire sales offer* that brings together this buildable potential in the entire geography of the neighborhoods of the autonomous city. from Buenos Aires.
In this case, 979 cases of offer were analyzed, after purifying those that do not specify the buildable surface of the development potential of the land.
The average incidence that arises from the sample composed of lots distributed in the majority of the city's neighborhoods is 482 dollars per m2. This average impact of the land is 4.6% lower than that registered last year when it reached 505 dollars per m2.
For the sixth consecutive year, there has been a decrease in land value. If the current incidence is compared with the maximum recorded in 2018, the current nominal value is 26.5% lower and is still somewhat below 488 dollars. of buildable area requested on average in 2012, 12 years ago. No neighborhood exceeds an average of US$1,000/m2. Palermo is the one that comes closest to that limit, reaching US$820. The neighborhood that follows with the most expensive incidence is Barrio, where the average price reaches US$802.
The lowest average incidence recorded is US$217 and occurs in Villa Lugano. A little higher is the Constitución neighborhood along with Villa Soldati with values of US$/m2 268 and US$/m2 274 respectively. These three neighborhoods are the ones with the lowest average land value in the city.
