More and more older adults who own their homes are renting out a room in their houses and living with other people.
For young workers starting their first jobs, sharing an apartment with roommates is a rite of passage . But as the cost of living continues to rise , a growing number of older adults are renting out rooms in their own homes to make ends meet .
Since 2019, the percentage of US homeowners over 45 who list rooms for rent for more than a month has risen to nearly 40% of all resident homeowners. This is up from 28% five years ago , according to data from the roommate search platform SpareRoom (founded in 2004, it has around 80,000 active listings and operates in the UK and US).

As homeownership becomes less attainable for young adults (the median age of first-time homebuyers peaked at 40 in 2025), older adults make up an increasing proportion of resident homeowners .
And the trend isn't limited to those in their forties. The proportion of homeowners aged 65 and over who share flats has also more than doubled since 2019 , making them the fastest-growing group (older people still represent a relatively small proportion of the total: just over 6% in 2024).
Renting is “an easy way to generate income ,” said Matt Hutchinson, a spokesperson for SpareRoom. “To earn what you could by renting out a spare room, with a second job, or working during retirement, you would have to work very long hours.”

Homeownership is becoming increasingly common , even in affordable regional cities. Over the past year, Fresno, California, Virginia Beach, and Minneapolis—where the average monthly rent for a single room is less than $1,000— saw the largest increases in the search for roommates, according to the data.
“Just because people own a home doesn’t mean they also have cash flow,” Hutchinson said.

Looking for a roommate
The proportion of homeowners aged 45 and over who advertise a room for rent on the SpareRoom platform has increased since 2019.- Ages 18 to 24: fell from 9.1% in 2019 to 5.8% in 2024
- From 25 to 34 years old : from 36.2% to 27.8%
- Ages 35 to 44 : remained at 26.8%
- From 45 to 54 years old : it rose from 15.6% to 19.1%
- Ages 55 to 64 : showed the largest increase, going from 9.4% to 14.3%
- 65 years or older : from 2.9% to 6.1%
