For the first time in 2025, the listing prices of apartments entering the rental market rose below the CPI (Consumer Price Index) data published monthly by INDEC.
Thus, in April , the average rent increase for a one-bedroom apartment in Buenos Aires was 2.9% , almost one percentage point less than the 3.7% inflation rate in March (the latest recorded figure), according to the latest report by Zonaprop . Similarly, several consulting firms expect the April percentage to be similar to that of February and March , so the rent increase would also be below inflation based on this data.
With this figure for the fourth month of the year, 2025 marks a 13% increase in rental prices , above the inflation rate for the year (9.7% through March) but below the rate projected for April (13.4%). Furthermore, over the past 12 months, rental prices rose 44.6% , below inflation (46.4%) and the ICL (Lease Contract Index) adjustment , which stood at 98.8% as of April 1. The latter is the index used to update lease contracts agreed under the old rental law, which was repealed in December 2023.
In concrete numbers, with the April increase, a studio apartment is priced at $527,566 per month , while a one-bedroom apartment rents for $622,309 per month and a two-bedroom apartment costs $836,751 .
However, in January 2024 , following the repeal of the rental law, the listing of apartments for traditional rentals in the city increased by 62% compared to the previous month . Since then, growth has moderated, with increases of around 10% per month and reached over 150% in 2024, but starting in the final months of last year, some registered a slight decrease compared to the previous year. This is due to a market readjustment, since when the stock reaches its peak, it begins to decline or moderate. The current supply volume is three times higher than that recorded at the historic low.

It is important to differentiate between neighborhood annual increases and monthly prices , since Nueva Pompeya and Barracas , which tend to be areas with low rental values, have the highest year-over-year price increases (82.6% and 62.4%, respectively).
While Puerto Madero , the neighborhood with the highest value, had the lowest year-over-year increase (5.6%), followed by Colegiales (35.4%) and Retiro (37.2%).
In this sense, it currently takes 19.1 years of renting to recover the initial investment, 7.3% less than what was required a year ago.
Lugano leads the list of neighborhoods with the best options for investors seeking rental income, with a return of 8.1%. It is followed by Nueva Pompeya (7.8%) and Parque Avellaneda (7.3%) to complete the list.
On the other hand, Puerto Madero, Palermo and Belgrano are the neighborhoods with the lowest profitability , with 3.5%, 4.1% and 4.3%, respectively.
