Studio apartments are in high demand in the city of Buenos Aires

In recent months, the rental market has had a gradual expansion, although high cost values persist. Specifically, two-bedroom and one-bedroom apartments registered an increase of 261.7% in the last twelve months.

Vanesa Ibarra , of Salguero Propiedades, told Infobae that it was common for these properties to be rented in a very short term, often in less than 48 hours. “However, with the growing supply, a slight decline in the speed of contracts was observed. “This trend can be attributed to the greater variety of options available, which leads potential tenants to evaluate aspects such as the value of the expenses, the condition of the property, the updates made and the conditions of the contract,” she listed.

Furthermore, an important factor that influenced this dynamic is the increase in owners who now allocated their properties to the traditional rental market, thus reducing the availability of temporary and for-sale properties.

This aspect experienced significant changes since the implementation of the DNU, since the vast majority of property owners rejected three-year rental agreements with annual adjustments. They argued that this modality caused their properties to take too long to recover, while the annual adjustments were insufficient in the face of growing inflation.

Lawsuit and new agreements

University students played a prominent role in this rental market dynamic.

“Those looking for homes close to different universities were surprised by the rising values. In response to these prices, there is a growing trend towards the search for shared housing between two or three people to reduce costs,” Ibarra noted.

Both one- and two-bedroom apartments continue to be highly sought after in the CABA rental market.


Typically, these apartments are rented by one or two people, which makes them especially attractive to students, young professionals and couples looking for their first home.

This is mainly due to their relative affordability compared to larger units, as well as the lower monthly expenses involved.

Mariano Rico Alcázar , from Asempro Propiedades, pointed out that “since the release of the contracting conditions, there has been an increase in the supply of properties, a solid demand, and prices in pesos that are constantly rising due to inflation. The contracts include agreed adjustments in the future. And an important phenomenon to highlight is that the values updated by the Consumer Price Index (CPI) in current contracts often exceed market values.”

One-bedroom units are the most in demand, especially in times of remote work and distance education, since they allow spaces to be sectored for different uses. “Traditional studio apartments, of about 30 square meters, with integrated kitchens, are usually chosen as cheaper alternatives,” added Rico Alcázar.

Rental conditions

Looking at recent rental prices, there is significant variation depending on the size, condition and location of the property.

On average, rents for one-bedroom apartments range between $250,000 and $300,000 per month, while for two-bedroom apartments, prices can be between $350,000 and $450,000 per month.

A growing trend was observed towards signing contracts in dollars, especially among those tenants who receive income in foreign currency, as is the case of many young people who work from Buenos Aires or study abroad.

One-bedroom apartments are also chosen by professionals who rent them to telework or to establish their office, as long as the building consortium allows these conditions.

“Agreements prevail for one or two years with quarterly or quarterly adjustments due to the CPI,” said Rico Alcázar.
